A wide range of versatile commercial space is available for lease at the former University of Auckland Tamaki campus, providing flexible options for small to large occupiers in what is set to become a thriving new mixeduse community.

The expansive property at 261 Morrin Road, St Johns, provides some 30,500sq m of commercial space across nine buildings, with access to more than 700 onsite car parks.

Tenants have the option to occupy some or all of the available space, which is ideal for small to large enterprises, corporate satellite offices, education providers, medical centres, coworking or fixed- term project space.

There are also t wo high- quality lecture theatres that would suit arts or events uses, such as a boutique conference centre, independent cinema or theatre company. A large, high stud mixed- use building also invites a range of potential uses, including retail, a gym or a creative sector hub.

The campus buildings sit at the heart of a 11.9ha site that is set to be

transformed into a large, masterplanned community of apartments with a focus on delivering new lifestyle opportunities for Auckland families.

The development will be delivered stage by stage over the next 10 years by Shundi Group, whose extensive portfolio in China and New Zealand includes the San He Yuan hotel chain and the iconic Seascape apartment tower in Auckland CBD.

Shundi Group has engaged Colliers International’s specialist commercial leasing team to seek new tenants for the existing campus space, to be known as ParkCity Valley.

Matt Lamb, Commercial Leasing Director at Colliers, says a wide range of versatile space is available to occupy immediately.

“Whether you need a small office or a full campus- style working environment, ParkCity Valley’s nine standalone buildings provide an abundance of choices for small startups through to big corporates.

“Flexible terms and options are available, from short- term leases through to long- term occupancy. This makes ParkCity Valley a highly attractive proposition in the current environment, when many businesses are reviewing their future needs.

“ParkCity Valley will provide an inspiring work environment with wellappointed amenities, abundant greenery, open spaces and significant street profile.

“It i s superbly located a short 10- minute walk from the Glen Innes train station and bus exchange, which puts Auckland CBD within 25 minutes by public transport.

“The property also offers ample onsite car parking with excellent connectivity, only a 10- minute drive from the Mt Wellington motorway interchange.

“Nearby amenity includes the Glen Innes shops, library, pool and leisure centre. ParkCity Valley is also close to Sylvia Park and the Lunn Ave retail precinct, as well as the popular residential suburbs of St Johns, Ellerslie, Stonefields, Panmure and Mt Wellington.

“With so much on offer and unmatched flexibility, this is an ideal opportunity to secure commercial or retail space at the heart of the exciting new ParkCity community.”

Charlie Stow, Commercial Leasing Broker at Colliers, says the campus comprises six commercial buildings, two lecture theatres, and a mixed- use building with high stud warehousing.

“All of these high- quality buildings benefit from existing fit outs, making it simple and cost- effective to relocate your business.

“This is particularly welcome at a time when businesses are seeking to reduce costs and rationalise their space requirements.”

Stow says the heart of the campus is a four- level commercial building that was purpose- built for the University of Auckland in 2004.

“The building provides 11,270sq m of space including multiple partitioned offices overlooking a fullheight, triangular- shaped central atrium with a walkway and skylights.

“The high- quality fit out has a premium feel, with wooden shutters, extensive glazing and textured wooden panels providing a visual link between the atrium and offices.

“The exterior also makes quite an impression, with a distinctive curved faade featuring extensive glazing and a mix of concrete, brick and cedar batten finishes.”

The remaining commercial space i s located across five H- shaped, standalone buildings originally constructed between 1993 and 1995.

Each building provides around 2,600sq m of space over three levels. The exteriors feature an attractive mix of glazing, textured concrete and brick.
