Warehouse opportunity within industrial hub

-

A rare market offering in the tightly held industrial location of Wiri has hit the market.

139 Kerrs Road comprises a warehouse with a total floor area extending 1,004sqm sitting on a freehold title of 1,888sqm with vacant possession. The property is being marketed exclusively by JLL for sale by way of an on-site auction on February 25.

The opportunity features a low office to warehouse ratio, with the former being just 114sqm while the latter claims the remaining 890sqm. The building offers a single level office opening into a functional warehouse with dual roller doors. The warehouse has a stud height of 4.3 metres rising to 5.6 metres at the apex.

JLL Broker Sam Smith says 139 Kerrs Road provides an excellent purchasing opportunity for a wide range of owner-occupiers and investors.

The property is well placed in the Wiri industrial estate by being located close to such tenants as Anchor Wire, George Western Foods, Progressive Enterprises and Terra Cat to name a few,” says Smith.

“This locality is very well established and well placed with respect to a stable labour force extending from Mangere and Papatoetoe in the north through to Manurewa and Weymouth to the south.”

JLL Broker Euan Stratton says the strength of the industrial sector in recent years and throughout 2020 has seen Wiri rise as one of the most sought-after industrial precincts in Auckland.

“Wiri has increased in popularity since the completion of State Highway 20 which links State Highway 1 to the Auckland Airport and beyond to the Waterview Tunnel completing the Western Ring Route,” says Stratton.

“With motorway interchanges at Lambie Drive and Roscommon Road, the subject property has easy access to Manukau City Centre, the South Auckland Freight Hub and the Auckland Airport 10km to the west.”

The property is zoned Business Heavy Industry, which opens up a wide range of industrial activities including those that may produce objectionable odour, dust, and noise emissions.
