Luxury apartments make the most of the beach

New developmen­t rises across from popular beach and shopping precincls

M aking the most of Papamoa’s fabulous beachside lifestyle is the aim of a stunning new $50 million residentia­l and commercial developmen­t, to be constructe­d just metres from one of the country’s best surf beaches.

There is hot demand for both apartments and retail spaces in the five storey Astoria Apartments building which will feature 12 commercial premises on the ground floor and apartments from levels two to four. Level one will contain secure car parks.

The 50 residentia­l units will be finished to luxury specificat­ions, offering the ultimate in coastal living. And they offer buyers plenty of choice, with a mix of one bedroom one bathroom, two bed-room one bathroom, two bedroom-two bathroom and three bedroom-two bathroom designs.

The apartment building is stage two of the overall developmen­t, which has been two years in the making. Stage one, comprising 12 luxurious townhouses, was largely completed in November last year, with minor work set to be finished by the end of February. If you’re interested in buying one, you’re unfortunat­ely too late, as they were snapped up by keen buyers in just weeks.

However, it’s still not too late to secure your dream beach apartment in stage two, with constructi­on of the modern building, designed by Auckland architects Archi_ON, expected to begin in July or August. But you’ll have to be quick, as the apartments are rapidly being sold off the plan, with 20 per cent of them being bought on the first week they were advertised on November 13 last year. Seventy per cent of them have now sold.

“Over 70 serious enquiries were submitted to our real estate agent and some of the remaining apartments are under contract,” Astoria Developmen­t Ltd’s John Park says. “Both investors and home owners have shown interest and the buyers include Tauranga locals who want a secure and high end apartment with stunning views of Papamoa Beach,”

Check out the location, the views and the luxurious living the apartments will offer and it’s easy to see why they’re in such high demand. Scaffoldin­g has been erected at the front of the site to allow potential purchasers a first-hand look at the amazing views from the building.

Park says the easy-to- access site at the junction of Domain and Papamoa Beach roads was chosen for its prime central location in Tauranga’s rapidly growing beachside suburb.

The new building will be located just 200 metres from the popular beach and has been designed to face all three of the adjacent streets. The apartments come complete with high end appliances and will be fitted with wood flooring, fully tiled bathrooms, and floor to ceiling windows, as well as private decks offering views of either Papamoa Beach, Mount Maunganui or the beautiful Papamoa hills. The Papamoa Plaza, with its supermarke­ts and boutique shops, and the popular Fashion Island shopping centre, are within easy walking distance. The site is located on a public transport route to the central business districts of Mount Maunganui and Tauranga, offering the ultimate in convenienc­e in a safe and secure environmen­t.

A total of 97 parking spaces will be available - 56 outside, and 41 on the first floor.

“It is the last section left in Papamoa for a developmen­t like this,” Park says. “Astoria Developmen­t has been active in the area for over a decade, and found this ‘rough diamond’. The owner wants to make it shine by constructi­ng a landmark building which will greatly benefit the communitie­s in the area.” While new shops and houses are being built rapidly in Papamoa Beach, it lacks any significan­t building to represent the area, Park says. “Architectu­rally designed with a very high end finish, our building will be truly iconic.” By drawing another 200 or so residents and substantia­lly increasing the retail shop offering in the area, the building will boost the population density of Papamoa Beach, helping to fulfil the Tauranga City Council’s plan for the suburb, Park adds.

The city council is investing major resources into transformi­ng Domain Road and the Papamoa Beach Rd junction into the central hub of the wider Papamoa Beach area. Key infrastruc­ture is being expanded and there are new amenities such as the new surf club building in the domain, just across the road from the developmen­t site.

The developers are expecting significan­t demand for the commercial tenancies, especially as tenants will have a ready market in the form of up to 200 townhouse and apartment residents.

Retailers have already expressed keen interest in the sites, which will be offered in “shell” form, leaving the owners free to customise the interiors to meet their specific needs.
