Flat Hills Caf and Tourist Park is a unique, family-friendly business opportunit­y.

Brought to the market by ABC Business Sales’ Steve Davey, it has both a caf and a tourist park with a campsite available for accommodat­ion at Ohingaiti on SH1 in the central North Island about 80km north of Whanganui.

The property includes 6.76ha of land along with two houses on the property, a campground with powered and unpowered sites, and four unique pods. There is plenty of parking for guests including dedicated space for Intercity buses.

Operating since 1985, the large caf has plenty of seating both inside and outside surroundin­g farm animals including ponies, a donkey, pigs, llamas, goats, alpacas, and more. Open seven days a week, it serves light meals, cabinet food, with breakfast and dinner services also available to campers. There’s a playground, petting zoo and a maze to keep the kids entertaine­d.

“It’s a very solid business with multiple revenue streams and a loyal following that’s in part thanks to their world-class range of custard squares,” says Davey.

The sale comes with the threebedro­om owners’ residence. Separate from the caf and tourist park, the house comes with a newly renovated

kitchen and bathroom, heat pump, and woodfire with plenty of room for all the family. There’s a large double garage next to the house with the potential to be used as a workshop.

Additional to the owners’ residence, there is a one-bedroom cottage with new bathroom and kitchen, fully insulated walls and an infinity gas system.

The campground provides accommodat­ion for those needing a shortterm place to stay. There are four selfcontai­ned pods and 13 powered and non-powered sites. Amenities include toilet and shower block and guest lounge.

There is resource consent for an additional two pods, scope to add events, both houses could be rented out. There is also a liquor license available till 11pm.
