Modern office space for lease in Albany

Two large portions of floor space within a modern high-quality office building in the heart of Auckland’s high-growth North Shore suburb of Albany – prominentl­y visible from SH1 – are coming up for lease later this year.

The three-storey office premises at 51 Corinthian Drive are currently occupied by retail banking giant Westpac, which is relocating some of its operations.

While Westpac will remain in the building, the bank’s relocation process will see some space become available for occupation in the fourth quarter of 2021. Fellow big-name retail banks BNZ and ASB are also both located on Corinthian Drive.

The building has a seismic rating of 100 per cent. The space becoming available for lease consists of 490 sq m of office space on level 1; 474 sq m of office space on level 2; 132.5 sq m of office space or retail premises on the ground floor; and carparking for 29 vehicles.

The property is managed by Oyster, one of New Zealand’s leading commercial property and fund managers.

The property is being marketed for lease through a general agency with Barfoot & Thompson Commercial North Shore.

Leasing agents Nick Brown and Max Andrews said that in addition to taking up workspace within the openplan office complex, there was also the potential for a new tenant to acquire naming and signage rights to the property.

Brown said the striking building – clearly visible from SH1 and the Albany Expressway – would ideally suit corporates looking to gain profile for signage, Government tenants or tenants looking to restructur­e their commercial real estate requiremen­ts as a result of social and workplace changes.

“As the ramificati­ons of New Zealand’s Covid-19 lockdowns continue to flow through to the commercial real estate scene, the sector is observing a push from some large companies to restructur­e their footprints, and some are now additional­ly housing personnel in suburban satellite offices on Auckland’s metropolit­an perimeter. Albany is one of those perimeter hubs,” Brown said.
