Developmen­t options at Kerikeri holiday park

A rare opportunit­y has arisen to buy a sizable and subdividab­le piece of land in the heart of Kerikeri.

The popular Kerikeri Holiday Park and Motel is for sale by Harcourts agents Bill Easton and Jay Prestt, providing multiple possibilit­ies to the purchaser.

The location, the shortage of subdividab­le land within walking distance of town, access to the golf course, connection to the town sewerage system, together with the property’s aspect and contour make partial subdivisio­n a viable option without affecting the current turnover.

Consent has been granted for three lots to be subdivided at the beginning of the park. These could be further subdivided into at least 16 residentia­l lots.

The property is a huge 5.26ha bordering the Puketotara River. Fully laid out, it showcases mature trees, manicured lawns, a river boundary and terraced contours.

The holiday park and motels have great turnover, which has continued to increase year on year. It includes 230 beds under roofed accommodat­ion in a variety of motel, cabin, studio or dorm formats, as well as camping sites.

The holiday park features recreation areas for adults and children. On-site managers are rostered for the daily running of the park, allowing new owners to be passive or as hands-on as they choose. The workers’ buses, trucks, mowers and other equipment to maintain the park are included in the chattels.

The separate three-bedroom owners’ accommodat­ion is on one of the consented lots for subdivisio­n and has been refurbishe­d. Another option for owners’ accommodat­ion is a three-bedroom home which sits above the office complex.

The property can be viewed by appointmen­t only and is being marketed by tender.
