Looking for a workshop, man cave or office? Options in West

From professional offices to a tradie’s workshop or a big boys’ toys collector looking for a secure ‘man cave’, two properties for sale in Auckland’s western suburbs offer a range of possibilities.

One is an industrial unit in Avondale, the other a freehold property in the Lincoln Centre retail development.

The 99 sq m premises at unit 10, 166 Lansford Crescent in Avondale is part of an 11-unit hub, and comprises an open-plan medium-stud warehousing space accessed through a roller door, with adjacent office space and staff amenities of approximately 16m.

˘Lansford Crescent and nearby Wolverton St and Portage Rd combine to make up one of West Auckland’s biggest and longeststanding industrial hubs running from Avondale into New Lynn.

The area sustains hundreds of small light industrial tenants, automotive repair and maintenance workshops, and several big box retailers such as Mitre 10 and Placemakers.

Sharing a combined sizable corner site of some 3799 sq m of freehold land zoned Business – Light Industry under the Auckland Council Plan, the rectangularshaped property is being marketed for sale by auction on August 4 through Barfoot & Thompson Commercial, North Shore.

Salespeople Max Andrews and Nick Brown said the freehold premises would attract interest from a broad spectrum of potential new owners.

It was being sold as vacant. The property includes two dedicated carparks.

“In its current open-plan medium-stud format, the warehousing space is ideally laid out to sustain an owneroperator business operating in the online distribution or building trades field, such as builders, plumbers, electricians or property maintenance specialists,” Andrews said.

Brown said that alternatively, the north-facing property could be bought by someone looking for storage for their ‘big boys toys’ collections – such as marine craft, motor vehicles, caravan, or motorhome.

“The height and width of the roller door access easily allows for larger vehicles to be driven in to and out of the unit.”

Security-grade wire window framing has been installed and the basic office space, with its small kitchenette and bathroom, could be converted into a ‘man cave’.

˘The Lincoln Centre unit presents an exceptional opportunity to purchase professional offices, says Meir Alfassi of Barfoot & Thompson Commercial, who is marketing 111B Lincoln Rd with colleague Mousa Assady for sale by deadline private treaty closing at 4pm on July 28 unless it sells prior.

Occupying a high-profile position within the precinct, neighbouring tenants include The Warehouse, Warehouse Stationery, Noel Leeming and Snap Fitness as well as nearby major developments such as Pak'nSave, Countdown and Mitre 10 Mega.

“The fully fitted out office has a total floor area of 1113 sq m and includes 21 carparks,” Alfassi says. “There are multiple access points to the property which is located off the northern side of Woodford Ave, a side street extending off Lincoln Rd.”

The property is at present occupied by one tenant, ACC Henderson, which has leased the property since 2014.

Under the Auckland Unitary Plan the property is zoned Business – General Business and provides for business activities from light industrial to limited office, large format retail and trade suppliers.
