Genuine greenfield­s site in upmarket Christchur­ch suburb

The merger of two Christchur­ch bowling clubs has prompted the decision to sell a substantia­l residentia­l zoned site in the city’s upmarket suburb of Merivale.

Elmwood Park and St Albans clubs joined forces in 2018 and have been using both facilities since. Now they have the opportunit­y to locate solely to Elmwood’s Heaton St site, rebuild its pavilion, which is being demolished this month, and sow a much-needed additional new green next winter.

These plans have paved the way for the sale of the 5107sq m site at 5 Donald Place, just off St Albans St in the heart of Merivale.

Investment sales broker Courtney Doig, of Colliers in Christchur­ch, says there are few such parcels of land in Merivale.

“There is a real lack of large-scale developmen­t sites remaining in this tightly held Merivale position. The Residentia­l Medium Density zoning makes it ripe for a variety of uses and we’ve seen how much demand there is for welllocate­d bare land in Christchur­ch,” Doig says.

“This is a dress circle location and presents a unique opportunit­y to acquire a significan­t landholdin­g representi­ng a blank canvas for the seasoned developer or occupier.

“There are a multitude of developmen­t options available including a large-scale residentia­l multi-dwelling, preschool, healthcare facility or boutique retirement village.”

The site, with a 60m frontage onto Donald Place, is strategica­lly located within 200m from Merivale Mall and a short 3.5km to the city.

It’s located in Christchur­ch’s most favourable school zones, including Christchur­ch Boys’ High School, Christchur­ch Girls’ High School, Heaton Intermedia­te and Elmwood Normal alongside nearby independen­t schools St Margaret’s College, Selwyn House, Rangi Ruru Girls’ School, St Andrew’s College, Cathedral Grammar and Christ’s College.

St Albans Bowling Club was establishe­d at Donald Place in 1902. Its pavilion was rebuilt during the 1968 Wahine storm. Dwindling numbers prompted the merger with Elmwood Park, with the combined membership now standing at 140.

President Peter Smith says while the sale marks the end of an era, members are excited about having their facilities on one site and a new pavilion.

The property is for sale by deadline private treaty, closing 3 September.
