MATAKANA

The houses are all being designed to achieve a Level 7 Homestar Build rating.

3 Moya Drive

Anew urban neighbourhood with a touch of rural paradise will be offering bespoke homes at Matakana over the next three or four years, and the first one is complete and just on the market.

The project is a local collaboration between the developer, Jennian Design and Build, and bespoke architecture studio Pacific Environment Architects. The houses are all being designed to achieve a Level 7 Homestar Build rating, which recognises a home has been built well above the

current standards set by the New Zealand Building Code.

The four-bedroom, threebathroom home at 3 Moya Drive, set on 801sqm in The Village Rise, has been positioned to maximise the elevated north-facing outlook just a short walk to vibrant Matakana village.

On the ground floor is an open-plan living area comprising a premium kitchen and an outsized pantry, separated from the living area by a large island bench with casual seating. The pantry contains plenty of bench space and storage, and an additional sink.

There’s a generous dining space and adjoining living area,

a bedroom, family bathroom and laundry, as well as a foyer and stairs to the upper level.

The living area opens via sliders to a very large deck which accommodates a heated inground pool, a dining area and a spacious outdoor sitting area. It’s the perfect alfresco entertaining space.

Upstairs has three bedrooms including the master suite with a private deck and beautiful rural views, and a tiled ensuite with twin basins and a large walk-in shower. There’s an additional sitting room on this level.

Natural elements have been incorporated throughout the home with thermal-lined linen drapes, oak flooring and

luxurious wool carpets.

The double garage offers an overhead attic with stairs in place to complement the already generous storage on both levels of the home, and there’s ducted air conditioning and the latest keyless entry and security system.

The property has substantial landscaping already in place, designed to offer a seamless

flow from indoors to out, and a connection to nature which is further enhanced by the greenspace reserve which fronts the development.

“It’s a lovely development and every house will be sold turn-key, Bayleys agent Dahnie Burton, says.

There are seven stages of development planned and the next builds are due to get underway in the coming months with completion and sale of each home progressively from 2023.

Very close by The Village Rise is Matakana Village which is known for artisan food, award-winning wine, boutiques and galleries.

The famous Matakana Village Farmers’ Market is always a drawcard for locals and visitors, as is the magnificent cinema, and all of this just 45 minutes and a world away from Auckland.
