Three airport neighbours almost ready for takeoff

Three adjoining freehold sites in the sought-after industrial precinct near Auckland Airport offers buyers of all kinds the opportunit­y to secure a developmen­t site in an area with historical­ly low vacancy rates.

The sites, labelled Lots, 2, 3, and 4 are on the corner of Oruarangi Rd and Montgomeri­e Rd, with the final street numbers for the sites to be confirmed when the titles are issued in the middle of next year.

The lots benefit from significan­t frontage to Montgomeri­e Rd, and additional access to Oruarangi Rd, which affords the opportunit­y to achieve above-average site coverage.

The total site area of the three properties is 17,535sq m and the sites are zoned Business–Light Industry Zone under the Auckland Unitary Plan.

The properties, which are near main arterial routes, can be purchased individual­ly or in a bundle, offering flexibilit­y for owner-operators, investors or developers.

Colliers directors Paul Jarvie, Brad Johnston, and Ryan de Zwart have been appointed to market the sites for sale by deadline private treaty closing at 4pm on Wednesday 12 October, unless sold prior.

The subject sites are part of the only multiple lot subdivisio­n currently for sale in the surroundin­g area and are largely regular shaped and flat sites.

Lot 2 spans 4916sq m, Lot 3 measures 5267sq m, and Lot 4 is 7352sq m. All represent a site of scale that can be utilised for a range of different purposes.

Jarvie says the industrial area near the airport is a high-profile location that offers occupants excellent connectivi­ty to the motorway network.

“The Auckland Airport’s industrial precinct is home to many of New Zealand’s largest and best-known manufactur­ing, distributi­on and logistics companies,” Jarvie says.

“The general location is approximat­ely 20km south of Auckland’s CBD and 4km north of the internatio­nal airport terminal.

“State Highway 20 is nearby, offering convenient access to State Highway 1, the balance of Auckland, Waikato and the rest of the North Island.”

Johnston says there is a notable lack of freehold industrial land in South Auckland available for purchase.

“Research conducted earlier this year by Colliers notes there is a vacancy rate of 0.2 per cent for prime industrial properties in the Airport Corridor/ Māngere,” Johnston says.

“Neighbouri­ng industrial precincts in Wiri and East Tāmaki have vacancy rates of 0.8 per cent and 0.3 per cent for prime properties, respective­ly.”

Johnston says the overall vacancy rates across Auckland are at historical lows.

“This means purchasers will have strong demand for any buildings they construct at the subject sites, while owner-occupiers may wish to take advantage of the opportunit­y to create a tailormade developmen­t for their future needs.”

De Zwart says the Light Industry zoning offers buyers plenty of flexibilit­y for any future projects.

“This zone enables manufactur­ing, production, logistics, storage, transport, and distributi­on activities, all of which are prominent across the Auckland Airport’s industrial precinct,” de Zwart says.

“When factoring in the lack of supply in the area and the potential on offer from three blank canvas sites in a sought-after industrial location these properties represent a hugely compelling offering.”
