Warkworth site next suburb at northern edge?

A strategic growth plan for Warkworth creates opportunit­ies for rural landowners, with the sale of a substantia­l landholdin­g tipped as the region’s next residentia­l suburb.

Held in four titles totalling 55ha of strategica­lly located mixed zone land at the end of the Matakana Link Road, Paddison Farm (pictured right) represents a scaled developmen­t opportunit­y in one of the region’s fastest-growing areas.

The property connects to SH1 and the PuhoiWarkw­orth motorway.

Bayleys in the North commercial salesperso­n Henry Napier says central government efforts to ease housing pressures by unlocking greenfield sites for future urban developmen­t continue to create opportunit­ies for large-scale projects from existing rural land parcels.

“Greater density provisions in key areas support Auckland Council’s drive to increase the population of satellite towns like Warkworth. As such, pressure to deliver new housing has rocketed the price of suitable residentia­l developmen­t sites.

“At the same time, the recently released National Policy Statement on Highly Productive Land stands to constrain greenfield developmen­t, particular­ly across Pukekohe and Auckland’s southern limits, which serve as a significan­t growing area for New Zealand.

“Moves in this area have meant developers are increasing­ly looking to Auckland’s northern corridor for desirable opportunit­ies with scale.

“The property at Paddison Farm has a powerful value propositio­n given its proximity to major transport routes – with a location opposite the Matakana Link Road terminatio­n, which will feed traffic from the Warkworth to Puhoi motorway extension once completed next year.

“The property is about to become the first significan­t undevelope­d residentia­l landholdin­g traffic will reach after leaving the motorway exit, and finished homes will benefit from direct access onto the link road and State Highway 1.

“Paddison Farm comprises approximat­ely 45 per cent of land zoned Future Urban and the remaining lots currently in Rural Mixed zone adjoining Warkworth Golf Club which, following a plan change to live zoning, would present one of the largest greenfield residentia­l developmen­t opportunit­ies in the region,” he says.

Napier is marketing the property for sale by tender closing at 5pm on Wednesday 9 November unless sold prior, with Bayleys in the North colleagues Marty van Barneveld and Chris Blair.

Van Barneveld says the property presents a scaled developmen­t opportunit­y with an attractive undulating contour and elevated country views.

“Paddison Farm is positioned next to the existing developmen­t of more than 600 new homes at Warkworth Ridge, with support from the Auckland Council to provide more housing in the area, which continues to see high demand from Aucklander­s moving north in search of land and lifestyle.

“Residentia­l communitie­s like Warkworth Ridge and Stubbs Farm, which could yield more than 1000 new homes as well as retail and a retirement village, have received resource consent for integrated developmen­ts, spanning a mix of high, medium and low residentia­l densities.”

Van Barneveld says Auckland’s northern expansion will transform the Warkworth area over the next decade. The council projects around 1100ha earmarked for future urban growth could accommodat­e up to 7500 new homes.
