Warkworth site next suburb at northern edge?
A strategic growth plan for Warkworth creates opportunities for rural landowners, with the sale of a substantial landholding tipped as the region’s next residential suburb.
Held in four titles totalling 55ha of strategically located mixed zone land at the end of the Matakana Link Road, Paddison Farm (pictured right) represents a scaled development opportunity in one of the region’s fastest-growing areas.
The property connects to SH1 and the PuhoiWarkworth motorway.
Bayleys in the North commercial salesperson Henry Napier says central government efforts to ease housing pressures by unlocking greenfield sites for future urban development continue to create opportunities for large-scale projects from existing rural land parcels.
“Greater density provisions in key areas support Auckland Council’s drive to increase the population of satellite towns like Warkworth. As such, pressure to deliver new housing has rocketed the price of suitable residential development sites.
“At the same time, the recently released National Policy Statement on Highly Productive Land stands to constrain greenfield development, particularly across Pukekohe and Auckland’s southern limits, which serve as a significant growing area for New Zealand.
“Moves in this area have meant developers are increasingly looking to Auckland’s northern corridor for desirable opportunities with scale.
“The property at Paddison Farm has a powerful value proposition given its proximity to major transport routes – with a location opposite the Matakana Link Road termination, which will feed traffic from the Warkworth to Puhoi motorway extension once completed next year.
“The property is about to become the first significant undeveloped residential landholding traffic will reach after leaving the motorway exit, and finished homes will benefit from direct access onto the link road and State Highway 1.
“Paddison Farm comprises approximately 45 per cent of land zoned Future Urban and the remaining lots currently in Rural Mixed zone adjoining Warkworth Golf Club which, following a plan change to live zoning, would present one of the largest greenfield residential development opportunities in the region,” he says.
Napier is marketing the property for sale by tender closing at 5pm on Wednesday 9 November unless sold prior, with Bayleys in the North colleagues Marty van Barneveld and Chris Blair.
Van Barneveld says the property presents a scaled development opportunity with an attractive undulating contour and elevated country views.

Van Barneveld says Auckland’s northern expansion will transform the Warkworth area over the next decade. The council projects around 1100ha earmarked for future urban growth could accommodate up to 7500 new homes.
