Beca move opens door to quality at Quayside

Global engineerin­g firm Beca’s commitment to a major lease agreement on two interconne­cted, 6-Green Star office buildings under constructi­on in the Wynyard Quarter Innovation Precinct leaves the final third of the floor space available for lease.

Earlier this week Beca announced they had agreed to a 12-year lease on more than 14,000sq m of space across the architectu­rally designed buildings at 124 Halsey St and 117 Pakenham St.

Beca will move from its current headquarte­rs at Pitt St in central Auckland to be the anchor tenant at the developmen­t that will be known as Wynyard Quayside when it opens in the first quarter of 2025.

This leaves a range of flexible options for future occupiers to secure the remaining floor space in the properties.

Two floors – Levels 6 and 7 – offer connectivi­ty between both buildings with 732sq m of space available in Level

8 at 124 Halsey St. Floor-plate options across the two buildings, which are being targeted for a

6-Green Star rating, start from 732sq m to 1961sq m with a total of 4654sq m available.

Beca has secured the naming rights for 124 Halsey St as part of its lease deal, brokered by Colliers, and there is an opportunit­y for a future occupier to acquire the naming rights for 117 Pakenham St.

Wynyard Quayside is the final stage of Precinct Properties’ developmen­t of the Wynyard Quarter Innovation Precinct.

Designed by Warren and Mahoney, the buildings have been configured to maximise their proximity to the harbour and outlook to the city.

With outstandin­g end-of-trip facilities, ample carparking and high levels of accessibil­ity and functional­ity, Wynyard Quayside will provide the new occupants with a future-focused office environmen­t that will be appealing for team members.

Colliers brokers Paul Dyson, Sam Gallaugher and Lucy Mackenzie have been appointed with a master agency to lease the buildings.

The buildings will be designed in a campus-style environmen­t with easy access to the surroundin­g lanes, cafes, hospitalit­y offerings, and a range of other amenities.

Dyson says the remaining floors offer exceptiona­l views of the harbour and the rest of Auckland’s CBD.

“These properties will provide highly desirable workspaces for future tenants and offers the opportunit­y to be part of one of Auckland’s most indemand office hubs,” Dyson says.

“Recent research from Colliers notes the prime grade vacancy rate across the Britomart, Viaduct Harbour, Wynyard Quarter and Victoria Quarter precincts is just 1.7 per cent.”

Gallaugher says the remaining space in these buildings would be well-suited to a business that embraces forward thinking. “Organisati­ons who are innovators and trendsette­rs in their field would be ideal future occupiers for this site to help create a micro-climate of high-performing entities.”

Mackenzie says the ‘flight to quality’ trend is influencin­g decision-making among business leaders to seek topquality office space to provide collaborat­ive and attractive environmen­ts for their people.

The precinct is home to internatio­nal names including Google, IBM, Microsoft, Warren and Mahoney and ASB.
