Red Hills holding offers vast potential in booming West

A large-scale landholdin­g in the emerging West Auckland suburb of Red Hills offers buyers the opportunit­y to secure a prime site that is set for intensive developmen­t.

257 Red Hills Rd is a 12.8761ha site spread across two titles within the wider Westgate area, which has establishe­d itself in the past five years as one of Auckland’s fastestgro­wing residentia­l developmen­t locations.

Proximity to infrastruc­ture and wellestabl­ished amenities have proven popular.

The site is currently zoned Residentia­l– Single House under the Auckland Unitary Plan but is set to benefit from enhanced zoning under the proposed Medium Density Residentia­l Standards.

The site enjoys a northeast-facing aspect with a falling contour from Red Hills Rd to the east and a countrysid­e outlook, as well as wide city views.

Red Hills is approximat­ely 25 minutes from Auckland’s CBD and is served by motorway connection­s north, west and south – a result of being well located on the Western Ring Route.

The area lies west of the Westgate commercial precinct, which includes the NorthWest Shopping centre, Mitre 10 Mega, Bunnings and the new Costco.

The property is being marketed by Colliers directors Josh Coburn and Jimmy O’Brien and JLL directors Euan Stratton and David Mayhew. They are taking expression­s of interest with the deadline closing at 4pm on Thursday 1 December, unless sold prior.

Coburn says the property is one of the most appealing large-scale sites that will be presented to the market this year.

“The site runs from west to east and enjoys approximat­ely 242m of road frontage. It sits at the northweste­rn extent of Red Hills within 600ha of residentia­l zoned land encompassi­ng schools, sports fields, reserves, local shopping and dining amenity as well as some 20,000 homes, eventually.”

O’Brien says Red Hills has been targeted for substantia­l growth. “Following the formation of the Auckland super city in 2010, Westgate was identified as one of 10 metropolit­an centres in the Auckland region. The Unitary Plan allowed the rezoning of surroundin­g areas, including Red Hills, Whenuapai, and Kumeu-Huapai, which massively increased the importance of Westgate as a retail and commercial centre,” O’Brien says. “To date, public and private sector investment in the Westgate area is more than $1 billion. Well-known companies have already invested heavily in the area, including Kiwi Property Group, Costco and AS Colour, among many others.”

Stratton says Red Hills has benefitted from increased accessibil­ity through improved infrastruc­ture. “The area has benefited from the extension of the Upper Harbour Highway, the widening of State Highway 16 from Lincoln Road to Westgate, and the completion of the Waterview Tunnel. The property is a mere 10-minute drive to the two on-ramps to State Highway 16 and 18.”
