Tradies, small business have eye on Riverhead workspaces

-

With industrial units in short supply across Auckland, a new development in the rapidly growing industrial precinct of Riverhead will provide the solution for occupants seeking a functional workspace.

The development at 15 Timber Place consists of six two-storey industrial units, which measure approximately 227sq m each. There is showroom and warehouse space on the ground floor and 38sq m of office space on the first floor.

The units have high-stud, clear-span, tilt-slab construction with roller-door access and include dedicated carparking. When complete, there will be landscaping and pedestrian access to the road frontage.

The property will be ready for occupation by the end of the year. One unit is for sale, while the remainder are available for lease.

This is one of Gibson O’Connor Construction’s complete turnkey design and build developments.

Less than 10 minutes from the Westgate commercial hub, a range of amenities are readily accessible, while the improving motorway network through Northwest Auckland adds to the connectivity.

Colliers directors Ryan de Zwart, Caroline Cornish, and Matt Prentice are taking expressions of interest.

De Zwart says the properties are being constructed with a modern design and will prove highly functional for occupants.

“These units will be suitable for contractors such as plumbers, electricians, businesses with smaller warehousing requirements or those needing additional warehouse space.”

Cornish says the wider northwest of Auckland has undergone considerable change during the past decade and the industrial area of Riverhead has long been viewed as a growth location.

“Following the formation of the Auckland super-city in 2010, Westgate was identified as one of 10 Metropolitan Centres in the Auckland region and the subsequent Unitary Plan allowed the rezoning of surrounding areas, which massively increased the importance of Westgate as a retail and commercial centre.

“There is also substantial residential development going on throughout West Auckland.”

Prentice says industrial vacancy rates across Auckland remain incredibly low through a lack of supply and heightened demand.

“Recent research from Colliers highlights that the overall vacancy rate from prime premises across the city is only 0.6 per cent. Vacancy rates for prime sites are 0.4 per cent in North Harbour and 0.6 per cent in Henderson.

“These units will help alleviate some of that demand,” he said.
