Anew development underway in Northcote differentiates itself from typical purchase off-the-plans models with its fastapproaching completion time and competitive pricing all topped off with a suite of seldom-offered inclusions.

So says Bayleys real estate agent Kirsten Bishop, who is one of the agents marketing the new two-building, 183-apartment Elevation Northcote development currently rising on Lake Road.

“We’re very much on track to have construction of the first building completed by mid2023 and it’s exciting to see the apartments being dropped into place now that basement carparking has been completed,” Bishop says.

“Elevation uses a system of modular construction which will deliver a higher standard of apartment which buyers won’t have to wait an age to move into.

“Sales have been going well as first-home buyers, investors and those wanting a lock-upand-leave residence have recognised the appeal of getting a higher specification of new home compared to anything else at a similar price around this area.”

Two-bedroom apartments are available from $755,000 and three-bedroom apartments from $935,000, with secure car parks and storage lockers available to purchase.

Seventy-three apartments will be offered under Kiwibuild but their pricing is not expected to be released until next year.

Bishop says to evaluate the competitiveness of this pricing, potential buyers should factor in all the inclusions, such as Fisher & Paykel fridge-freezers, washing machine-dryers and a heat pump bolstered by underfloor heating and Thermoskirt safe-to-touch heated skirting boards.

“So your apartment will be built with features such as double glazing but pricing covers so many extras, including blinds and curtains.

“Not only does this mean you can move in and not have to spend a lot of extra money, it saves you the complications and delays of trying to source these items from tight supply chains.

“All apartments have balconies or terraces of varying sizes and adding to the appeal of living here are communal facilities complementing your lifestyle,” Bishop says.

Each building will have two roof-top terraces, both with seating and one with barbecue facilities.

A community room will offer a large multi-purpose loungelibrary. This can function as a communal relaxation or workspace or be reserved for events such as movie nights, book clubs or family gettogethers.

Not to mention the onsite cafe´ where you can grab your morning coffee and retail space for those convenient last-minute purchases.

Bishop sees Elevation’s location as a big drawcard, with the up-and-coming suburb due to have its shopping centre regenerated.

“It’s quicker to get to the CBD from Northcote than from Takapuna. This extremely handy location accesses great public transport and multiple reserves, including Onewa and Onepoto which Elevation’s two buildings take their names from,” she says.

Seventy-three apartments will be offered under Kiwibuild but their pricing is not expected to be released until next year.

Some of Elevation’s apartments, which are scheduled to be completed by the end of July 2023, will have views and both buildings will be rated Home Star 6 as a measure of their operating efficiency.

Sale: Two bedrooms from $755,000; three bedrooms from $935,000; car parks $60,000 single or $90,000 for tandem. Kiwibuild pricing is yet to be released. Display suite at
