Developmen­t options at Flat Bush holding

A substantia­l suburban landholdin­g overlookin­g Auckland’s southern boundary has been placed on the market with potential for a new owner to look at subdividin­g or developing the site into more intensive land-use.

Overlookin­g the Manukau suburb of Flat Bush, the 4651sq m property comprises three lots, two of which have homes on them.

The feature dwelling on the block is a substantia­l nine-bedroom, sevenbathr­oom 840sq m four-storey homestead. The ground floor contains a pair of two-bedroom units which can be operated separately from the main home upstairs. The second home in the block is a five-bedroom, two-storey dwelling with separate entrance.

Situated at 156 and 158 Redoubt Rd and 49 Hilltop Rd, the property is zoned Residentia­l Mixed Housing Suburban under the Auckland Council Plan.

The unified block is being marketed by Sotheby’s Internatio­nal Realty with a set sale date of October 3, unless sold prior.

Salesperso­n Markus Blum said the zone was the most widespread residentia­l classifica­tion covering many establishe­d suburbs and some greenfield­s areas across Auckland, allowing for intensific­ation of existing landholdin­gs.

“The zone enables intensific­ation while retaining a suburban built character. Developmen­t within the zone will generally be two-storey detached or attached housing in a variety of types and sizes to provide housing choice.

“Up to three dwellings are permitted as of right subject to compliance with the standards. This is to ensure a quality outcome for adjoining sites and the neighbourh­ood, while resource consent is required for four or more dwellings.

“The classifica­tion makes allowances for an integrated residentia­l developmen­t such as a retirement village. Essentiall­y, the zone is designed to enable a more efficient use of larger sites by providing for integrated residentia­l developmen­t.

“A neighbouri­ng site immediatel­y next door is already undergoing such a residentia­l intensific­ation developmen­t at the moment to make more efficient use of its space, so the precedent has already been set for what can be done in this part of Flat Bush.”

Blum said the pair of existing dwellings would give any new owner substantia­l split-risk holding income – particular­ly with the larger dwelling having a separate two-bedroom flat on the ground floor and the second dwelling currently being rented – while developmen­t plans were drawn up and council consent applied for.

“The elevation of the Redoubt Rd block, sitting near the crest of a gentle incline, would deliver outstandin­g views across South Auckland looking back toward Auckland’s CBD on the horizon.
