“The sunsets are fantastic and so is the birdlife. When the pōhutukawa is flowering in summer it’s just amazing.”

“I love to sit out there and enjoy being amongst nature,” says the owner, adding that she can never quite believe she lives in such a great spot with yearround holiday vibes, yet the city is just a quick five-kilometre drive away, with easy motorway access. Alternativ­ely, public transport is close at hand.

The property market in Point Chevalier is still ticking along nicely with consistent demand for quality properties and Derek von Sturmer from Profession­als, Point Chevalier says that Joan Street is very desirable – especially with families and people with pets, who appreciate having Coyle Park at the end of the street.

Keen sailors can spend summer on the water and other popular local sports include tennis, football, rugby league plus croquet and bowls, with good facilities available.

“There’s a lot more land around this house than you might think at first glance, and I can see potential for putting a pool in, which would be great,” says von Sturmer. “Inside it’s certainly a lovely home and I think it would be easy to add further value still.”

Along with the double garage which has internal access, there is a covered carport and plenty of off-street parking.
