Rare property portfolio on Stewart Island for sale
A portfolio of five freehold properties on Rakiura Stewart Island is being presented to the market, offering buyers the opportunity to acquire a stake in the island.
The portfolio comprises four dwellings, one of which is operating as a six-unit lodge accommodation offering. The balance is a combination of residential and/or development land, including a large 1.2307ha bush-clad parcel that is ripe for development.
Owned by established tourism operators Real NZ, the properties, which are located at 2,
6, 14, and 22 Nichol Rd and 7 Excelsior Rd in Halfmoon Bay, can be purchased individually or in one line.
Stewart Island offers a unique natural landscape. Outdoor activities are available in abundance — visitors and locals can make the most of walking, boating, fishing, diving and kayaking, as well as hunting.
The island can be accessed via private boat, plane, or ferry. Flight time is only 20 minutes from Invercargill Airport.
Colliers brokers Mark Simpson and Tyler Dickison are marketing the properties with the deadline for offers at 4pm on Thursday February 22, unless sold prior.
■ 2 Nichol Rd is an elevated 1927sq m site with commanding views overlooking Halfmoon Bay to the ferry wharf. There is an older weatherboard villa on the site measuring approximately 159sq m.
■ The adjoining 6 Nichol Rd has 1298sq m of land with a three-bedroom dwelling constructed in the 1960s. The existing home has renovation potential or could be occupied in its current condition.
■ 14 Nichol Rd, home to Stewart Island Lodge, is set on a generous 3038sq m site, offering peace, tranquillity and native bird song. The 330sq m lodge boasts six king or twin bedrooms, all with functional and wellappointed en suites. The north-facing rooms all open onto the shared balcony with impressive views.
This property is being offered for sale as a freehold going concern, which includes the land, buildings and business.
■ 22 Nichol Rd is a vacant 1.2307ha parcel of land with unique development potential.
■ 7 Excelsior Rd is a 946sq m elevated site with commanding views overlooking Halfmoon Bay. There is a on the property that is in poor condition and would likely be demolished.
Simpson, director at Colliers Queenstown, says few places in New Zealand offer the peacefulness and quality of lifestyle that the island provides.
Approximately 85 per cent of the island forms Rakiura National Park, adding to the unique qualities that make Stewart Island such a national treasure, Simpson says.
This portfolio offers buyers the chance to acquire assets in an area where the relaxed lifestyle and vast array of outdoor activities will draw people back for more, he says.
The existing sites provide considerable development potential and could be repositioned in a number of ways, including a lifestyle property for the new owner or tourist accommodation.
Dickison, commercial broker at Colliers Otago, says says they expect interest from a wide range of buyers, not just local to Southland and Otago, but further abroad, including Australia.
