Hobsonvill­e landholdin­g opens door to major housing project

Nestled in one of Auckland’s fastest-growing suburbs, a prominent landholdin­g that is ready for developmen­t is available for purchase.

Developers and investors will be attracted to 111 Settlers Ave, Hobsonvill­e, given the 7687sq m site’s flat contour and proximity to amenities that have popped up in the surroundin­g area.

The site, on the southweste­rn side of Hobsonvill­e Rd, has resource consent for 79 dwellings – with a spread of two and threebedro­om units – meaning a substantia­l developmen­t could be undertaken.

With dual street frontage and easy access to the nearby motorway network, the site is ready to be transforme­d to help shape the growing area.

The property is zoned Business–Mixed Use under the Auckland Unitary Plan.

Sitting only two minutes from Hobsonvill­e Point and approximat­ely seven minutes from the Westgate and Northwest shopping centres, there are a host of retail offerings nearby.

Colliers directors Josh Coburn and James Appleby have been appointed to market the site and are taking expression­s of interest with the deadline for offers closing at 4pm, Thursday March 7, unless sold prior.

The northwest of Auckland is is continuing to experience considerab­le growth in population and commercial developmen­t.

Major shopping centres, including New Zealand’s first Costco, have chosen the location to set up their operations to capture this rapidly expanding catchment.

Hobsonvill­e, one of the country’s most successful master-planned communitie­s, offers schools, childcare centres and plenty of green spaces.

The proposed developmen­t consists of 79 three-level terraced houses. The units range from 85sq m to 125sq m and the design incorporat­es ample car and bike parking.

Coburn, director of site sales and capital markets at Colliers, says continued demand for housing across Auckland will make this site a sought-after offering.

“Record-setting immigratio­n figures for New Zealand in 2023 will lead to an increased need for more dwellings to accommodat­e the notable boost to the population with many of those new migrants likely to settle in Auckland given the available job opportunit­ies,” Coburn says.

“A new developmen­t in this growing location will help meet that need and there will be considerab­le interest in the units once they have been completed.”

Appleby, director at Colliers West Auckland, says enhanced infrastruc­ture in the surroundin­g area has improved accessibil­ity for northwest residents.

“Linking SH18 to SH1 has shortened travel times to the CBD, while the Hobsonvill­e Point marina can be reached in approximat­ely five minutes from the property, providing commuters with transport options,” Appleby says.

“The constructi­on of a neighbouri­ng New World supermarke­t and supplement­ary retail complex that opened in 2021 means future residents will be well served by amenities.”

The Business–Mixed Use Zone is situated around centres and transport corridors, serving as a transition­al zone between residentia­l areas and higher-intensity business zones. It accommodat­es a mix of residentia­l and smallersca­le commercial activities without requiring a specific mix on individual sites.

It aims to provide moderate to high-intensity residentia­l and employment opportunit­ies close to key zones and public transport.
