Triple dip of Matamata neighbours

-

A pair of stand-alone light industrial premises and an adjoining house near the centre of one of the Waikato’s most prosperous towns have been placed on the market.

Combined, the 881sq m of buildings across three separate titles sit on a combined freehold flat and regularly shaped landholding of 2552sq m near the centre of Matamata.

The block is located near the town’s busiest intersection — Broadway (SH24) and Firth St (SH27).

The block is on a corner site with vehicle access off Short St and Comber St. All three titles are similarly sized.

■ 6 Short St features a comfortable 69sq m three-bedroom/one-bathroom singlestorey home which has previously been tenanted but requires upgrades to meet the Healthy Homes standards. With plenty of space to upgrade the dwelling either up or out, subject to council consents, it could also be converted into a substantial family home. In its current format, the property has an extensive backyard featuring a lawn and garden.

■ Next door, 8 Short St was once home to Matamata Squash Club and still has the former full-sized courts and players’ bathroom amenities. After closing as a squash club, the 340sq m building sitting on 852sq m of land was tenanted by a building company. It used the courts space for highstud warehouse storage.

■ 10 Short St features a 471sq m L-shaped building on approximately 860sq m of land. The structure comprises three side-by-side roller-door garages, sitting alongside the main premises’ storage space and offices. The site previously housed Taylor Bricklaying with covered and lockable

parking for fleet vehicles, yard storage and offices.

All three landholdings and buildings are for sale by deadline through Bayleys Ngatea, with offers closing on April 12.

Salesperson Josh Smith said the units could be purchased as one lot or in any smaller combination. All are being offered with vacant possession.
