Hot spot near Queenstown has consent for wellness complex

As the tourism boom continues in the Queenstown-Lakes District, a largescale site in Cardrona that is ready for a major developmen­t offers prospector­s the opportunit­y to secure a prime landholdin­g in one of New Zealand’s must-visit destinatio­ns.

8833sq m site that could be developed in a range of different ways given its flexible Rural and Rural Visitor Zone designatio­ns.

A consent is in place via the current owners for a hot pools and wellness complex alongside 16 residentia­l units that would serve as a perfect complement to the surroundin­g village that is awash with outdoor activities alongside one of New Zealand’s oldest pubs, the Cardrona Hotel.

Sitting between Queenstown and W¯anaka, Cardrona is a year-round playground and features the largest skifield in the Southern Hemisphere, which is set to increase its terrain by almost 25 per cent with the opening of Soho Basin, while the summer mountain bike trails are a favourite for visitors and locals.

With 95m of road frontage, this site enjoys significan­t exposure and is perfectly positioned for the new owner to create something special.

Colliers W¯anaka director Craig Myles and Colliers Christchur­ch investment sales broker Courtney Doig are marketing the site for sale via deadline private treaty closing 4pm, Friday May 3, unless sold prior.

Data from Infometric­s notes the Queenstown-Lakes District is experienci­ng a resurgence in visitor numbers, particular­ly from internatio­nal guests, following the worst of the Covid-19 pandemic.

Spending numbers from internatio­nal visitors exploded in the year to March 2023 and that group spent more than $1.4 billion in the region. The spend from overseas visitors only slightly edged that of New Zealand visitors.

This tourism drive is leading to extensive job creation with a 6.5 per cent increase in employment growth in the year to March 2023, compared to the national figure of 2.4 per cent.

Myles says the district is enjoying a period of sustained growth and Cardrona Valley stands to benefit.

“With the expansion of the skifield and the other tourism attraction­s, Cardrona remains a highly desirable location for domestic and internatio­nal visitors,” Myles says.

“The constructi­on of the prestigiou­s, master-planned Mt Cardrona Station village is under way, which will lead to a stronger local population. The high-country developmen­t will include residentia­l living, visitor accommodat­ion and modern amenities.”

While visitors have returned to the wider district, the resident population jumped by 8 per cent in the year to June 2023, according to research from Infometric­s.

Myles says this will only create further demand for new attraction­s in the Southern Alps. “With limited developed land available within this exciting, forward-thinking village in Cardrona, this is a section that will enable you to contribute to the future of this extraordin­ary area and create a lasting legacy.”
