Retirement complex consent sought
Site works for a new retirement complex in west Auckland will begin in December if consent is given.
Bloom St George Ltd plan to develop a freehold retirement village at 21 Swanson Rd. It will consist of two three-storey apartment buildings and 36 two-bedroom residential units built of steel and timber weatherboard with concrete floors.
Bloom St George Ltd agent Chrissie McKee says the site was chosen due to its close proximity to community amenities including Henderson town centre, a private rest home hospital, a swimming pool and bowling green.
McKee says they do not build large community amenities on site as they do not want to take people out of their local community or create unnecessary costs such community facilities may require.
‘‘The idea being that [the village] is located very close, even in walking distance to everything that is already in the community.’’
McKee says there was a need for Bloom Henderson as it is different from other retirement villages in the area.
Where other retirement villages are assisted-living the Henderson complex will be for retirees over 60 who want to live independently and own 100 per cent of the property they live in, holding a freehold unit title.
This means owners of the units keep any capital gains if they sell. Owners will also make decisions

‘‘We have had a lot of interest. We are building quite a database and are due to start some site works before Christmas. The main construction will start early in the New Year,’’ McKee says.
She says properties will be on the market within the next couple of months and purchasers will need to pay a deposit of $5,000.
‘‘That apartment will be held for them until settlement,’’ McKee says.
The development is privately funded and is due for completion in early 2018.
‘‘Once we start on site for the actual build, it will take 12 months. If we start in February next year, it will be completed in February the following year.’’
Bloom St George Ltd has completed similar developments around Auckland. A hearing for consent will be held on November 16.
