What kind of material is the house built from? Does it appear to be well-maintained?

Are the gutters sound? Are the eaves clean? What’s the condition of the roof? Are there any holes? Does it have sufficient bedrooms for your needs? How much storage is there?

Is there space for your car (if you have one)? What’s the water pressure like?

If you put a marble on the floor, does it roll away from you? (This could indicate issues with the foundation­s or piles.) Check under the house if it’s accessible. Are the piles in good condition (if the house has them) and does it look dry?

Are any communal spaces clean and well kept? Are there any damp patches on the carpet? Are the curtains or ceiling mouldy?

Does it smell clean and fresh or is there a hint of damp in the air?

Is the house insulated and, if so, is it still in good condition? (Insulation can break down over time.) How’s the ventilatio­n? Do extractor fans vent to the outside?

How is the house currently heated?

Do all the doors fit properly?

What condition is the carpet in?

What’s included as part of the chattels? Are the curtains staying? Does everything work? Can you open all the windows and use all the power points?

Do the toilets flush? (Yes, really!)

What is the condition of the garden? Does the lawn seem boggy?

Are there retaining walls that need fixing?

Is there a body corporate? Can you talk to the president?

Is the layout going to work for your family? If you have little kids, can you imagine being able to keep an eye on them from the kitchen if you’re preparing dinner?

Are the bedrooms big enough? Could you fit all your things?

Will the wardrobes work for you?

If the house has been renovated, are there appropriat­e consents in place for this?

Find out from the salesperso­n how offers have to be made and by when.

If there are things like a pool or spa, what condition are they in? Is any extra investment required?

Where does the natural light come from?
