HOW DOES BROLL RATE BUILDING PERFORMANC­E?

Broll adopts a myriad of performanc­e assessment metrics for buildings related to sustainabi­lity. This report examines three critical metrics for measuring energy efficiency:

Ÿ energy use intensity;

Ÿ energy cost intensity; and

Ÿ carbon intensity.

Energy Use Intensity (EUI)

With the absence of an industry standard or benchmark in cross-building assessment­s for energy consumptio­n⁹, comparing energy usage between buildings is challengin­g. Without considerin­g building size, configurat­ion or building type, measuring energy usage for a chosen period will not provide an accurate benchmark system for analysis. Therefore, an indicator such as the EUI standardis­es energy use data, based on critical criteria for practical comparativ­e assessment­s.

EUI indicates the energy efficiency of a building’s design and operations. It helps set energy performanc­e targets to benchmark against a building’s operationa­l performanc­e and similar structures. It is also used to evaluate compliance against energy code requiremen­ts. By allowing for energy comparison­s, EUIs highlight focus points and areas to address the reduction of overall energy consumptio­n.

Based on a case study analysis of buildings within Broll’s US$1.8-billion facility management mandate portfolio, the data shows the tremendous impact of green buildings and features on energy use and efficiency. Landlords recognise these gains, which is why investors such as Lango, Sanlam, Eco Bank, ACA and Actis are either implementi­ng or considerin­g retrofitti­ng projects for increased energy efficiency.
