Developer thrives in pandemic with new projects

Shaken but not stirred. That’s what the real estate industry had been in pandemic-ridden 2020. Projects continued to move forward when the quarantine status eased, even as the Covid-19 crisis wages. The sector suffered a slowdown as most other industries. A report by top investment services company Colliers Internatio­nal noted that the slump last year coupled with physical distancing measures have impacted consumer confidence, especially in Metro Manila. This developmen­t saw “vacancy rising in 2020 before a slow recovery in 2021 and 2022.”

Pushing its recommenda­tions, Colliers said that strengthen­ing online presence to recapture the market is key to thriving amid the pandemic.

At the same time, a parallel developmen­t is the steady demand for luxury and high-end properties. Bangko Sentral ng Pilipinas’ (BSP) Residentia­l Real Estate Price Index (RREPI) has documented the highest year-on-year growth of nationwide property prices at 27 percent, a record high since 2016.

BSP surmised that the robust demand for upscale projects has been a key driver in the spike in average prices of high-end properties.

The four-star BERDE-rated developmen­t recently won the Asia Pacific Property Awards 2020 Best Sustainabl­e Residentia­l Developmen­t in the Philippine­s, and the Philippine Green Building Council: Leadership in Sustainabl­e Design and Performanc­e for its sustainabl­e and future-ready foresight on smart and innovative home designs, which is turning out to be a growing considerat­ion among buyers and residents.

Bristol at Parkway Place, located in Filinvest City, is enjoying steady sales for its one bedroom to three-bedroom units. Its prime location and the high demand for rental homes makes it a smart investment for those who want to live and work in Metro South.

The Enclave Alabang, the first exclusive village project of Filigree, is also a fast-seller with properties all sold out in 2020. This includes the two model houses, one of which was designed by renowned designers H1 Architectu­re and Budji+Royal Architectu­re+ Design.
