Developer thrives in pandemic with new projects
The property developer’s deputy head Daphne Odra-Sanchez said: We look forward to a dynamic year as we push through with our development plans to launch residential projects
Shaken but not stirred. That’s what the real estate industry had been in pandemic-ridden 2020. Projects continued to move forward when the quarantine status eased, even as the Covid-19 crisis wages. The sector suffered a slowdown as most other industries. A report by top investment services company Colliers International noted that the slump last year coupled with physical distancing measures have impacted consumer confidence, especially in Metro Manila. This development saw “vacancy rising in 2020 before a slow recovery in 2021 and 2022.”
Pushing its recommendations, Colliers said that strengthening online presence to recapture the market is key to thriving amid the pandemic.
At the same time, a parallel development is the steady demand for luxury and high-end properties. Bangko Sentral ng Pilipinas’ (BSP) Residential Real Estate Price Index (RREPI) has documented the highest year-on-year growth of nationwide property prices at 27 percent, a record high since 2016.
BSP surmised that the robust demand for upscale projects has been a key driver in the spike in average prices of high-end properties.
New investment opportunities Property developers like Filigree remain agile and resilient in launching new projects, given the rising trend in luxury residences as the preferred investment option among the prevailing market.
Filigree deputy head Daphne Odra-Sanchez shared the company’s positive outlook in terms of launching new projects: “We look forward to a dynamic 2021 as we push through with our development plans to launch new residential projects. We are pleased that we have opened our Show suites where we look forward to welcoming our clients for a better perspective of what we have to offer.”
Among its frontrunner projects is green condominium Botanika Nature Residences. The four-star BERDE-rated development recently won the Asia Pacific Property Awards 2020 Best Sustainable Residential Development in the Philippines, and the Philippine Green Building Council: Leadership in Sustainable Design and Performance for its sustainable and future-ready foresight on smart and innovative home designs, which is turning out to be a growing consideration among buyers and residents.
Bristol at Parkway Place, located in Filinvest City, is enjoying steady sales for its one bedroom to three-bedroom units. Its prime location and the high demand for rental homes makes it a smart investment for those who want to live and work in Metro South.
The Enclave Alabang, the first exclusive village project of Filigree, is also a fast-seller with properties all sold out in 2020. This includes the two model houses, one of which was designed by renowned designers H1 Architecture and Budji+Royal Architecture+ Design.
With digital transformation and hybrid work and business arrangements, Filigree is also seeing growth in the sales of its projects outside Metro Manila.
Golf Ridge Private Estate, an upscale development and the latest addition to Filigree’s portfolio, has been attracting investors both locally and abroad due to its location in Clark City, Pampanga. The property is now pre-selling its one-bedroom to three-bedroom units. Only 14 floors and 8 units per floor, each bedroom is equipped with spacious balconies that lead to picturesque views of the Mimosa Golf Course. Golf Ridge is the first residential development to rise in Filinvest Mimosa+, a developing microcity that is only few minutes away from Clark International Airport.
For 2021, investors and end-users can look forward to more of Filigree’s projects in the pipeline. Botanika Nature Residences will soon launch its second tower, seamlessly integrating the structure with the rest of the development by lush landscaped pathways that make up the verdant outdoors of the condominium.
Meanwhile, following the success of Bristol at Parkway Place, Filigree will launch another condominium project located along Parkway Avenue in Filinvest City. The new two-tower project continues the property developer’s advocacy for green architecture and will feature an articulated façade meant to be a design landmark and complement its environs.
The company’s growing portfolio may be viewed through Show suites, located on Corporate Avenue, Filinvest City Alabang. The new hub embodies the brand’s building principles and highlights client’s experience through efficient customer service and visual displays. Periquet Galicia Inc., headed by Tina Periquet, designed its interiors.
