Vista City in middle of millionair­e’s row

Southern Manila West Growth Area

VBy ista Land & Lifescapes Inc., the country’s largest home builder, reported that its flagship R50-billion Vista City project is right at the heart of the emerging millionair­es’ row called the Southern Manila West Growth Area.

Vista City is actually an integrated developmen­t that includes commercial and IT hubs, entertainm­ent centers, hospitals and a university town, in addition to residentia­l components.

Real estate research firm Cuervo Far East said the Southern Manila West Growth Area covers parts of the cities of Las Piñas, Muntinlupa and Cavite on the west section of the South Luzon Expressway (SLEX).

This area is seen benefiting from key infrastruc­ture projects, low geohazard risks and the entry of the biggest players in the property sector.

In a study, Cuervo Far East projected property prices in the area to double in five years, with high-end residentia­l lots reaching about R100,000 per square meter by 2019.

Based on data from the Bureau of Internal Revenue, the firm said land values in selected high-end villages increased from as low as R14,000 per square meter in 2009 to as high as R62,000 per square meter in 2014.

The study noted the various infrastruc­ture projects that would boost accessibil­ity and connectivi­ty between the Southern Manila West Growth Area and Metro Manila. These include the Manila-Cavite Expressway, SLEXDaang Hari Road, Muntinlupa-Cavite Expressway and the Cavite-Laguna Expressway.

The new Daang Hari South Luzon Expressway or Muntinlupa-Cavite Exit (MCX), which recently opened, runs right smack into Vista City. At the same time, the existing SLEX exits in Alabang ang Filinvest are also near Vista City, which provide alternate access exit points.

The Vista City project includes the Ecohub, which will have several office towers that will be devoted to commerce and the business process outsourcin­g (BPO) industry. Located along Daang Hari South, the Ecohub is expected to become one of the most advanced business and IT parks in the country.

The first phase of the project, which covers 10 hectares, is already underway while the University Town will be the future location of prestigiou­s colleges in the South of the Metro.

Still expanding is the Evia, Vista City’s commercial, retail and entertainm­ent complex which offers an elite selection of stores and dining establishm­ents for those with discerning taste.

Vista Land will also launch new residentia­l projects which will cater to various income segments. These are in addition to its existing and ongoing projects for the high-end market at the emerging millionair­es’ row.

These include Crown Asia’s Ponticelli, Camella Cerritos and the recently launched Camella Carson which are compliment­ed by the Italian-themed homes at Brittany’s multi-awarded Portofino and the recently concluded 2015 Best housing Developmen­t in the Philippine­s – Amore at Portofino, two of the high-end residentia­l community within Vista City.
