Luxurious twotower project set to redefine Makati skyline
Ayala Land Premier’s Park Central Towers
Ayala Land Premier (ALP) is set to redefine the Makati skyline within the next eight years with the unveiling of its ultra-luxury two-tower development Park Central Towers, which will rise above the crossroads of Paseo de Roxas and Makati Avenue.
“Our loyal clients responded strongly from a sales point of view when we presented this project to them because they actually saw this in a context of a much larger story, and that story is really about redefining the Makati skyline,” ALP managing director Jose Juan Jugo said.
The project, which will rest on a 15,860-sqm land, contributed to the record June 2016 sales of ALP.
“We set a record-breaking sales production for the month of June 2016; we generated almost P8.5 billion,” Jugo said. “As far as our own knowledge is concerned, we sold the highest value primary condominium unit in the Philippines to date at slightly over US$10 million (roughly P476 million).”
Sizes of the units range from138 sqm for a two-bedroom unit to approximately 1,635 sqm for a threelevel penthouse dubbed Anadem Villa One, which has a common area and a 281-sqm pool deck.
“Park Central South Tower will sell for an average price of about P300,000 per sqm. Unit prices range from P32 million to an unprecedented P477 million, with an average unit costing close to P80 million,” Jugo added.
The 69-storey high South Tower is set to be built first, and will have 12 unit types. Each will boast of a distinct feature.
A limited edition Anadem Collection (Anadem Villa One, Anadem Villa Three and Five, and Anadem Suite) will have the most generous size of all the units in the structure. There are premium two- to five-bedroom units to choose from.
Aquaview Villas, which will have a total of 54 units, have their own private elevators and a 5.7-meter high living room area flowing out to a private plunge pool and lounge deck.
Another 54 units of Skyview Villas will be positioned at the corners opposite Aquaview Villas. These will have floor-to-ceiling and wall-to-wall windows.
Private individuals may opt to purchase Gallery Villas, with 54 units available. It offers a heightened level of exclusivity, with private elevators opening up to a gallery where homeowners can feature prized possessions or artworks.
Glass Suites, with 112 units, feature floor-to-ceiling and wall-to-wall windows which maximize views and give apartments access to natural light.
“There are typically only five units per floor. Since most units have their own dedicated private elevators, wellheeled residents will likely not see each other in the elevator lobbies or lifts,” Jugo revealed.
The building also has a special four-storey high common space called Sky Terraces, which will house a gym, swimming pool, residents’ lounge or spa. These can be distinctly seen from a nearly all-glass facade that wraps the iconic tower.
An upscale retail podium will feature curated shops and fine restaurants.
Leandro V. Locsin & Partners collaborated with a boutique luxury Singaporean architectural firm, Soo Chan Design Associates (SCDA), and noted Japanese design group, Studio Taku Shimizu to come up with the iconic design.
“This is the first building in the Philippines to have this design. Imagine combining unique upper and lower plates together to form a special floor configuration. This allows a selection of three- and four-bedroom units to feature double volume ceiling heights,” ALP said in a statement.
More than 40 percent (116 out of 281) of the South Tower units are already sold in this latest ALP residential project valued at P20.5 billion. Its first tower will begin turnover in 2024.
