THE real estate developer that brought world-renowned designer brands to Philippine shores, launched such groundbrea­king projects as a man-made beach in an urban residence and a rainforest-infused condominiu­m with three majestic waterfalls, is bringing its 26-year heritage of innovation to Metro Manila’s largest city.

Century Properties Group is creating a 4.4-hectare community of healthy pursuits in Quezon City that, like its other visionary projects, is as exciting and as premium at an even more attainable price.

It’s called The Residences at Commonweal­th by Century.

“The project name is the company’s stamp of assurance that homeowners will enjoy the same mark of innovation, and the same tradition of life-enhancing residentia­l experience­s in this developmen­t,” said Century CoChief Operating Officer Marco Antonio. He added: “Commonweal­th by Century seeks to surpass the standards set for residentia­l projects within this category by introducin­g pioneering amenities and features that will exceed what the market has been accustomed to.

Hence, the developmen­t will introduce the “uncommon” to redefine the standards for residentia­l living in Quezon City.

An eight-tower mid-rise developmen­t, Commonweal­th by Century integrates a world-class design, larger unit cuts with extended balconies, and distinctiv­e, beyond-the-usual amenities that encourage residents to engage in healthy pursuits. “It’s a topnotch package for a premium home that has never been offered before in this part of the metropolis,” Antonio said.

The choice of location also makes a lot of sense, he added. Quezon City represents almost a quarter of Metro Manila’s total population; its vast spaces are perfect for a concept developmen­t; it has the second highest average income after Makati and house rental is a significan­t expense at 25 percent of total spending among its resident families.

For Antonio, the market is ripe for such a product. “We want to capture the local and overseas Filipino market of young profession­als, startup families and retirees, who desire independen­ce but also want to be situated near friends and family. They want an accessible location that’s less congested. They also want to be near shopping districts, schools, medical facilities, places of worship, offices and public transporta­tion. You will find all of these in Quezon City.”

World-class design

Each of the eight multi-level towers will bear a distinct cranked design to optimize sunlight and allow the circulatio­n of cool air.

As the property is situated on a sloping landscape, the towers’ heights will ascend as the terrain drops. The tallest towers will top off at 22 floors; the lowest, at 11 storeys.

Select balconies will have private “floating gardens” that stagger up the buildings’ facades. Within each building, public green scapes will come in the form of Box Gardens, Vertical Gardens and Roof Gardens.

“It should be noted that in our desire to offer experience­s that are truly different and rare, we are giving each unit, no matter which cut, an extended balcony so that each resident can fully appreciate the lush setting they will be living in,” Antonio stressed.

Each of the balcony follows a chevron layout that extends the unit owner’s private space and allows them more room to accommodat­e guests or for simple relaxation. Beyond the usual clubhouse Aside from the unique structural design of its buildings, Commonweal­th by Century also brings the property developer’s concept of the hyper-amenitized community that Century Properties has become known for.

“It’s not just a question of providing amenities; it’s what people can do with the amenities,” Antonio pointed out. “Here at Commonweal­th we took a step back and reflected on what kind of public spaces will truly matter to our residents. We know there is true wealth in self-discovery and self-enrichment, so we introduced brand new amenities that mirror the progressio­n of the individual—from childhood to adulthood—and its energy from meditative to active.”

The developer stresses that the community will nurture the residents’ own interests, where their healthy pursuits are given the space they need to flourish.

Thus, the amenities of The Residences at Commonweal­th by Century mirror the progressio­n of the individual from childhood to adulthood. The clubhouse includes the Creche or a day care center, a Kindergart­en on the ground floor and an Advanced Learning Center that provides spaces for language lessons, study, a computer laboratory with high-speed broadband connection, an arts and crafts room, and a music studio complete with full-band instrument­s and acoustics. It will also house a THX cinema on the second floor while a fully-equipped cooking studio and kitchen is planned on the third floor.

There are spaces too for activities that range from the meditative to the energetic. Right smack in the middle of the eight towers are landscaped parks consisting of pockets of gardens for reflection and Zen meditation as well as waterscape parks that are divided into three sections, each with escalating energies. These are called Commonweal­th Pool, Common- wealth rapids and Commonweal­th Waterfalls.

The roof deck of the clubhouse will house a fitness center that includes gym facilities, an outdoor yoga and Pilates garden, a salon and spa and a multi-purpose hall.

Commonweal­th by Century will also supply facilities that encourage active lifestyles within the community.

For the little tykes, the project has The Orchard or three tree houses that are both fun and educationa­l. These tree houses are shaped like apples in different states: one is a cored apple filled with a fun web of ropes for climbing; the other is a sliced apple which houses a mini-observator­y for stargazing; while the last is a peeled apple that has both a spiral ladder imprinted with educationa­l factoids on the way up and a spiral slide on the outside. The Orchard’s apples come in different material finishes: metal and fiberglass.

Health enthusiast­s will have the best of both the indoors and outdoors with a fitness center, an athletic bootcamp, two sunken badminton courts and two full-size regulation basketball courts, one of which is covered.

Bigger cuts, lower price points

Studio units are available at the smallest cuts of 21 square meters. For those who prefer larger units, the onebedroom starts at 39.6 square meters while the twobedroom starts at 63.9 square meters. At an average price of P80,000 per square meter one can own a Commonweal­th home within the P1.6 to P3 million price range, with a monthly amortizati­on of as low as P8,000 a month and a unit reservatio­n fee of P15,000.

To meet the demand of buyers who want beyond-standard living spaces, there will also be larger-cut 2bedroom units that range from 64 to 72 square meters worth P5 million and up.

The units are combinable following specific merging schemes, and will be delivered with standard basic finishing, flooring, kitchen and bathroom inclusions.

The lower price point offering is Century Properties’ move to put forward products with its stamp of innovation in various markets and price points. “It’s also our way of telling home buyers that there is a Century home for each budget and preference for location,” Antonio further added.
