ABOITIZ InfraCapital’s mixed-office building, LIMA Tower One, is set for completion in the second quarter of 2024 following a topping-off last Wednesday.

LIMA Tower One, the first of seven towers in the LIMA Office Park project, is an 11-story PEZA-registered, BERDE- and WELL-certified office building at the heart of LIMA Estates’ 30-hectare central business district in Malvar, Batangas.

The building has a gross leasable space of 34,000 square meters featuring eight retail spaces at the ground floor and 32 office spaces from the 4th to 11th floors.

The development is meant to cater to business process outsourcing (BPO) and information technology (IT) companies looking to expand outside Metro Manila and maximize the abundant talent pool in the region.

Overall, the building is expected to help generate an additional 3,000 jobs.

“The LIMA Central Business District is perfectly suited for the BPO industry to thrive given that, aside from the plentiful, young and educated population of Batangas, we already have the full ecosystem in place,” Aboitiz InfraCapital Economic Estates head Rafael Fernandez de Mesa said.

The firm said LIMA Tower One and the LIMA Central Business District were conceptualized and built to address the growing need for office spaces, particularly for IT-BPO firms, in the province

Among others, the LIMA Central Business District features multiple telecommunication networks to ensure its readiness to cater to a rapidly growing population.

LIMA Estates spans nearly 1,000 hectares and is home to upwards of 140 companies that employ over 65,000 people, Aboitiz InfraCapital said.
