World class green construction in full swing
ARTHALAND Corporation, a world class boutique developer, recently renews its ties with triple A General Contractor, DATEM, Inc. to build the second tower of its flagship project, Arya Residences. This ensures the continuity of the global-standard green construction quality built into the development.
DATEM is a major player in the country's top-grade construction industry. It has more than 30 years of experience in building significant luxury residential developments, shopping malls, hotels, resorts, a world class museum, and other iconic edifices.
Working with ArthaLand's globally trained internal project team and consultants, DATEM was able to beat the completion of Arya's Tower 1 structure two months ahead of schedule.
Arya Residences is rising along McKinley Parkway in Bonifacio Global City. It is the first and only top-end residential development that is on target for the dual green building certification from the USGBC LEED program and the PhilGBC BERDE rating system.
All set for Tower 2
The recent signing of the memorandum of agreement (MOA) between ArthaLand and DATEM signifies the partners' readiness to go full throttle to build the project's second tower.
The 43-floor curvilinear building will house about 200 units with larger configurations. The low-density tower will have two to four bedroom units with sizes ranging from 124 to 591 square meters. Each floor will only have a maximum of six units.
Arya Residences' second tower is designed to have similar top-end features as the first one, following the global standard in green buildings.
Turn-over of the second tower is set to start on the first quarter of 2016.
Tower 1 on track
Given its two-month construction top-off head start, Arya's Tower 1 is well underway with both interior and exterior works.
Installation of double glazed, low-E glass windows are currently on-going and the tower is expected to be completely sealed by the first quarter of 2013. The type of glass covering the building from the ground floor to the penthouse serves as dual heat prevention mechanism for the units.
Simultaneously, exterior painting is also in progress using water based, low volatile organic compound (VOC) paint. Its formulation utilizes safer materials derived from nature, thus reducing its negative effects to the ozone layer and to the residents.
Moreover, using this paint variant for exterior painting has excellent benefits such that it is self cleaning and protects the surface from moisture to prevent microbial attack. This paint variant prevents atmospheric soiling that every time it rains, water washes off the surface dirt. This keeps the structure look cleaner longer.
For the interior painting works, units are using the non-toxic type paint as well. It has negligible odor and contains less than 1 gram per liter of VOC which is technically classified as zero. Quality wise, the variant used is extremely durable, fading and chalking resistant, and washable.
Using low VOC paint and adhesives keep indoor air of high quality and ensures healthier environment within the units.
Turn-over of the first tower will start on the first quarter of 2014.
Value appreciation
Arya Residences, given its strong position in the luxury and green vertical residential category, remains a strong investment alternative.
Since the launch of the first tower, the property's value has risen by a maximum of 15% while remaining competitively priced versus other developments within the same category.
Industry analysts project that a steady appreciation of 6-10% will prevail for select luxury developments within the Bonifacio Global City in the next few years.
