Rockwell Land lends expertise to the ’Queen’

The 3.2-hectare property, which used to house the Mehitabel rattan furniture factory of Dona Maria Mon- tenegro-Aboitiz, will be built with high-end comfort and free form leisure in mind. “I’m familiar with Rockwell because I also do projects for Manilabase­d clients and I have some friends who live there. However, I have not done any project for Rockwell prior to 32 Sanson. But Rockwell developmen­ts are really something-they’re different and that’s because I think they try to be a few steps better than everybody else,” Gallego explained.

Gallego Architects has been in business for 25 years now, its initial projects were a couple of houses from individual owners. The firm has since grown and it now has various projects across the country including hotels and resorts in Palawan, Boracay and Bohol.

“When Rockwell asked us if we would be interested to become a part of 32 Sanson, we said yes right away as we never turn away from challenges. We gave it our best shot and we really tried to meet all the requiremen­ts coming from Rockwell and the market that it is trying to sell to,” Gallego related.

Gallego’s ties with Sanson goes way back because they knew the previous owners of the property and they would usually do meet-ups there. Part of the property was the former site of a furniture factory, whose products they have patronized through the years, and whose showroom Gallego had also designed.

“The design was something that evolved based on what the needs were and what the market was looking for. Cebuanos are really known to go for products and investment­s that would give good returns, it’s really about value for money. They always look at where they could get the best deal and this is what we are giving them with the completion of 32 Sanson,” he said.

Gallego explained that 32 Sanson-a charming garden developmen­t set amid a sprawling 3.2-hectare lot in Lahug, Cebu City-will genuinely exemplify the Cebuano lifestyle of warmth and relaxation as it will boast of generous living spaces and feature five low-rise residentia­l towers, thus providing future homeowners exquisite living spaces.

By providing exceptiona­l architectu­re and design, Gallego made sure that 32 Sanson will remain faithful to and seamlessly blend with his hometown’s rich cultural heritage.

Competitiv­e advantage

According to Gallego, 32 Sanson’s biggest advantage over competitio­n is the fact that it’s a garden community, whereas most of the existing condominiu­m developmen­ts in Cebu are confined to the property’s four walls with no extra space to move around.

“That’s what probably made Rockwell more exciting for us because there’s all these extra spaces that we had to work with aside from just a typical building. So I think that’s the value I hope the Cebu market would appreciate that they have all these grounds that they can enjoy,” Gallego shared.

Having a homegrown talent become part of 32 Sanson certainly had advantages because it did not only make Rockwell Land understand the Cebu market better but has also allowed it to create a project that seamlessly combined the different characteri­stics and values that the province is famous for.

For instance, the developmen­t’s double amenities and 70 percent open space are among the key features that Rockwell is hoping to attract Cebuanos with.

“As with all of our projects, we made sure that for 32 Sanson, we would put a lot of emphasis to the functional­ity of the house. If you talk about what the Cebuanos look for, it’s really about enjoying the casual lifestyle and setting the bar higher,” Gallego said.

“We hope to accomplish that by giving future homeowners premium amenities, a more spacious layout, and at the same time, try to pump up the design, like higher ceilings as we believe it will make a big difference. Cebuanos are used to more outdoors and that certainly can be achieved through bigger windows and higher ceiling,” he further explained.

Rustic charm

With only few units nestled on an expanse of landscape, 32 Sanson offers a relaxed and exclusive lifestyle. As with other Rockwell Land developmen­ts, this community offering will feature an exceptiona­l lineup of amenities, including two swimming pools, two clubhouses, a function room, a gym, multi-purpose court, a lawn, jogging path that stretches to a kilometer and a children’s play area.

“Coming home into this place is different. It is really nice and very luxurious in a sense that there’s much space for homeowners to move around. The place’s old rustic charm is also very much evident, thus we made sure that the product that we will give would respect and pay homage to that charm and rustic feel, while at the same time offering a new way to do things just like how we do it in Manila,” noted 32 Sanson Project Manager Chris Gecha.

“For 32 Sanson, we focused on what is being missed by other devel- opers present here in Cebu. The most important of which is the accessibil­ity of the place. Also, we make sure that there’s ample space for homeowners to move around and have ample water supply which is also currently a challenge for locals," Gecha added.
