RLC set to complete its 25th office development located in Taguig
ROBINSONS Land Corp. (RLC), one of the country’s top office space developers, is set to complete by the second half next year its 25th office development called Cyber Sigma located on Lawton Avenue, Bonifacio South, Taguig City, right next door to Bonifacio Global City (BGC).
According to RLC office buildings division’s general manager Faraday Go, the building is strategically located on Lawton Avenue which is easily accessible to Ninoy Aquino International Airport, BGC and the Makati Central Business District.
“The site is also beside the planned headquarters of the Securities and Exchange Commission, Bases Conversion Development Authority and the Insurance Commission, making it an ideal and vibrant growth location for corporate offices as well as for business process outsourcing (BPO) and offshoring companies,” noted Go.
The 20-story prime office development will have a gross floor area of about 50,000 square meters consisting of 14 office floors, five podium levels of parking as well as a ground and lower ground levels of commercial and parking spaces providing retail, service and dining options.
“Cyber Sigma will have large floor plates of 3,400 to over 3,500 sqm which are sought-after by BPO and offshoring companies,” said Go. The floors are flexible such that they may be subdivided to smaller cuts should locators require.
He added that the building will also have a high elevator-to-floor ratio, eight elevators servicing 14 office floors, making it more efficient for tenants since employees will not spend a lot of time waiting for the lift.
“The building is well thought of, with design efficiency so our tenants and their employees can be more productive,” said Go.
The building was designed with its target locator’s needs and preferences in mind.
One of the main features of Cyber Sigma as designed by Robinsons Land is that it has three lobbies at the ground floor, making it possible for large locators to have their exclusive-company-branded lobby to receive guests and job applicants. It provides a strong branding opportunity for locators and gives an impression of exclusivity for the locator.
“As part of Robinsons Land’s thrust to be responsible citizens of the world, Cyber Sigma is also designed with green building features such as bicycle racks, LED lighting, reflective glass, rainwater harvesting system, and water efficient fixtures,” said Go.
The building will also be equipped with variable refrigerant flow air-conditioning system which is a more flexible and efficient cooling system for offices as it allows future occupants to control the air-conditioning use based on their actual needs.
Cyber Sigma will be delivered to tenants warm-shell with air-conditioning, and acoustic ceiling boards with T-runners and lighting fixtures. These add-on features provide greater value for future tenants such as a lower fit-out cost and faster fit-out and move-in period.
Aside from these features, Cyber Sigma will also have 100 percent backup power with N+1 provision, CCTV surveillance and 24/7 security, multiple telecom service providers, and fire protection systems.
The building will be registered with the Philippine Economic Zone Authority for locators to avail of various fiscal incentives.
RLC has 24 office projects at present located in key cities such as Quezon City, Pasig City, Mandaluyong City, Makati City, Cebu City and various provincial sites across the country. Aside from Cyber Sigma, it has several office projects in the pipeline such as the Cyberscape Gamma and Exxa and Zeta Towers located in Ortigas Central Business District and Quezon City respectively.
Aside from these Metro Manila projects, RLC has office projects in the provinces that are undergoing construction such as the one located within the Robinsons Galleria Cebu Complex in Maxilom, Cebu; Robinsons Place in San Nicolas, Ilocos Norte; and Robinsons Place in Naga. These office provincial sites are all targeted to be completed within the year.
