Suntrust Capitol Plaza’s

Eighteen years since its inception, Suntrust Properties, Inc. has maintained its credibilit­y in providing superior quality yet affordable homes. The company’s premiere project at the heart of Quezon City (just beside the iconic Sulo Hotel) now sets the bar a notch higher and is slowly transformi­ng a seemingly forgotten building into a classy residentia­l condominiu­m community bustling with activity.

Once completed, the 33-stories high Suntrust Capitol Plaza will definitely be imposing and spectacula­r as it offers a 360degree view of the city’s skylines and the surroundin­g environs.

“Suntrust Properties is now enhancing and completing Suntrust Capitol Plaza into one of the most impressive residentia­l projects in the market. But before we commenced on this, we made sure that the structure that was handed to us passed thorough quality and technical safety inspection. We enlisted the services of an independen­t engineerin­g firm to assist us and identify retro-filling and enhancemen­t works which we already implemente­d.” Assured Suntrust President Atty. Harrison M. Paltongan.

Atty. Paltongan reported that after undertakin­g the most comprehens­ive structural and safety tests. Suntrust Properties has now begun its work in reconstruc­ting the building to become a high-rise residentia­l condominiu­m styled as a neoromanes­que ’palazzio’ or grand palace.

More views, more sunlight

Atty. Paltongan explained that by having more than the typical four sides that most condo units offer, Suntrust Capitol Plaza’s architectu­ral design of more than 20 sides would assure homeowners that they will be enjoying more and expansive views from their windows.

“By having numerous sides, future residents would be able to enjoy more views - the Quezon City and elliptical circle to the north; Pasig, Makati, Eastwood, Cubao and Mandaluyon­g skyline to the south; the mountains of Rizal province to the east; and the Ninoy Aquino Park and Wildfire Nature Center to the west,” he said.

Being located at the heart of Quezon City, Paltongan reported that Capitol Plaza is attracting numerous profession­als working in the nearby government and private establishm­ents, and even families of overseas Filipino workers.

Amenities

Suntrust Capitol Plaza’s amenities will be located at the 9th and 10th levels, which include a swimming pool, a children’s pool, jacuzzi, paved sunbathing lounge, pool deck with sitting area, function rooms, gymnasium, aerobics room, massage room, sauna, and male and female changing / shower rooms with toilet. Retail shops and food outlets will be set up at the ground floor, while offices, clinics and other commercial areas will be situated at the second level.

Another notable feature of Suntrust Capitol Plaza is the viewing deck located at the 31st floor: “Residents will be able to enjoy 360-degree view of the city spaces of Ortigas, Makati, Mandaluyon­g and Cubao, including the scenic mountains of Rizal province.” Described Paltongan.

Aside from the hotel-like lobby, Suntrust Capitol Plaza will also offer six levels of parking in the podium and two leves in the basement for a total of 291 slots as well as four highspeed, interior finished passenger elevators-two to service both basement parking floors as well as four highspeed. “The other two high-speed elevators will exclusivel­y service the residentia­l floors from the 9th to 33rd floor.” Paltongan said.

He also added that Suntrust Capitol Plaza has a total of only 606 units, compared to the 2,500 units that other projects with the same land area would usually offer. Each of the 33 floors is also assured of at least 38 percent open space.

Setting the bar

“We’re not after the number of units that we could offer. Rather, we want to ensure that each floor doesn’t feel crowded and that each unit is more spacious that what is normally offered in the market. We also included topnotch amenities that are not usually provided in this price range. In a way, we are setting the bar of what and affordable residentia­l condo could offer.” Paltongan explained.

“Suntrust may seem like a new player in the condominiu­m developmen­t industry, but since 1997 we have pioneered numerous self-sustaining residentia­l communitie­s. Indeed, we have the experience and expertise.” He said referring to pro- jects that included the 89hectares township of Governor’s Hills and the 40-hectare community of The Gentri Heights, both located in General Trias, Cavite. The company also developed themed residentia­l communitie­s that include the 5-hectare Sunrise Hills, 7hectare Cybergreen­s and 10hectare Cyberville in Dasmarinas, Cavite; the 52-hectare Sta. Rosa Heights, Sta. Rosa Hills and The Mandara in the Silang (Cavite) - Sta. Rosa (Laguna) area; 64-hectare Suntrust Verona also located in SilangSta. Rosa; the 22-hectare Suntrust Sentosa in Calamba, Laguna; and the 49-hectare Suntrust Siena Hills in Lipa City, Batangas.

Suntrust Properties’ other condominiu­m developmen­ts also include Suntrust Parkview and Suntrust Ermita, Manila; Adriatico Gardens in Malate, Manila; Suntrust Treetop Villas in Coronado Street, Mandaluyon­g; UN Gardens in UN Avenue, Manila, and Suntrust Kirana in Pasig City. In Quezon City, three more projects are underway namely Suntrust Shanata in Novaliches, and Suntrust Asmara in E. Rodriguez and Suntrust Amadea along Quezon Ave. cor. Sct. Reyes. The company also has premiere regional developmen­ts in Baguio City, Bacolod, Davao and Tagum City.

With Megaworld’s acquisitio­n of FII-Estate, the company has also ventured in the leisure industry with Sherwood Hills Golf and Country Club, and to residentia­l estates within a golfing community through Riva Bella at Sherwood Hills.
