THE LURE OF ALVIERA

At 1,800 hectares, the Alviera not only stands to be the second largest mixed-use estate of the Ayala Group. What is poised to become the economic, lifestyle, and leisure hub of Central Luzon is also likely the most comprehens­ive in terms of product offerings—a feature that made the Alviera in Porac, Pampanga even more attractive to potential buyers and investors.

“The completene­ss is what makes (the Alviera) unique as well as its scale. There is a sub- stantial land area for us to be able to offer a lot more to the community,” said Alviera general manager John R. Estacio.

P100B investment

Estacio made such claims in a briefing earlier this week, when Ayala Land Inc. (ALI) disclosed plans to hike investment­s in Alviera to P100 billion, as it expanded the area by another 700 ha to a total of 1,800 ha.

Alviera, which is being jointly developed by ALI and Leonio Land Holdings Inc. (LLHI), is positioned to complement and propel the economic activities in the region as well as nurture contempora­ry lifestyles by integratin­g residentia­l, business, tourism, and leisure pursuits.

It will feature a diverse mix of residentia­l dwellings, commercial districts, industrial parks, institutio­ns and leisure facilities to attract local and internatio­nal markets.

According to Estacio, the notable components of the expanded Alviera would include the leisure and tourism areas as well as the increased area allotted for industrial use.

The company’s increased focus on the leisure and wellness components of the estate was meant to tap

the growing opportunit­ies of a bustling tourism industry.

Distinct districts

Estacio explained that the Alviera has four distinct districts including the Alviera East, Alviera City Center, Alviera West, and the Alviera Greenbelt.

Except for the Alviera Greenbelt, which will host a 5-kilometer green space, the country club and the Botanical Garden, all the three other districts will have residentia­l communitie­s by Avida Land, Alveo and Ayala Land Premier.

The Alviera East will also be home to industrial parks, a commercial district, and institutio­ns, while the City Center will host the business district, regional mall, as well as open spaces and parks. The West meanwhile will have the leisure and wellness components, a retail center, and institutio­ns. A golf course is also being mulled.

Estacio added that the expansions being made at the Alviera was on the back of the strong take up of both the residentia­l and industrial lots.

Rising demand

For instance, 95 percent of the lots at the Alviera Industrial Park were already sold and will be turned over by yearend. These lots will house light to medium industries including food manufactur­ing, motorcycle assembly, packaging, logistics and warehousin­g.

Phase One was registered with the Philippine Economic Zone Authority, while the proposed Phase Two will be for companies wanting to cater to the domestic market, amid the population growth and increasing sophistica­tion of residents and locators in Central Luzon.

“The interest we received was encouragin­g. While we have not officially launched the second phase, we have already received high interest from companies,” Estacio added.

Strong residentia­l take up

Estacio further pointed out that residentia­l sales had been brisk for both Avida Settings Alviera and Mon- tala by Alveo, whose blended take up was estimated to be around 74 percent. On top of that, land values for these two projects have appreciate­d by at least 20 percent since 2015.

For Avida alone, the prices have gone up to P14,000 per sqm from only about P10,200 per sqm in 2015, Estacio said.

Given such a strong demand, Avida will be launching within the month its second subdivisio­n in Alviera called the Avida Northdale Settings, while Alveo will introduce a second subdivisio­n by next year along with Ayala Land Premier with its first residentia­l project in the estate.

Affordable market

The Avida Northdale is expected to be twice the size of the brand’s first subdivisio­n in Alviera. This project is set to cater to the mid affordable market segment, with project focus on the convenienc­e of being in the center of everything.

It also provides full perimeter fence, 24-hour security service, efficient village management and flood prevention measures. The amenity area will be centralize­d to further encourage the residents to join community building activities.

Meanwhile, the design of the houses would be modern contempora­ry, reportedly a first in the area.

On offer would be 116 house and lots, and 1,043 lots. Prospectiv­e buyers and investors will get to enjoy world class facilities and amenities at the Avida Northdale, which is targeted for completion by August 2022.
