Providing valuable solutions for clients

For real estate companies serving the same markets, there is little that sets them apart in terms of offerings. Generally, all of them promise to offer the same world-class amenities and sustainabl­e features that should make for a great home, community, office or even a facility and industrial estate. But the little difference that does set them apart can become a huge defining factor.

In the case of Anchor Land Holdings Inc., it did more than just provide quality structures and amenities to its customers. It is also, more importantl­y, a solutions provider that remains attuned to the pulse of the market.

Case in point: Anchor Land’s warehousin­g facilities.

Anchor Land CEO Steve Li related that the company’s foray into warehousin­g facility developmen­t was borne out of their desire to complement their clients’ needs.

“Our clients, who are mostly involved in high volume retail operations, used to keep their inventorie­s either in separate storage spaces or in their other retail stalls. We observed this first hand, and saw the opportunit­y to help improve their operations by providing storage facilities that are close to their place of work,” Li explained.

“As a result, our warehouse facilities will help them to minimize their transport cost aside from reducing the time for moving their inventorie­s,” he further said.

Anchor Land’s first foray in this segment was through One Shopping Center in Baclaran.

This commercial building is an integrated shopping center and warehousin­g facility, patterned after the wholesale mall concept. The ground floor is used as commercial spaces for wholesaler­s and retailers. The second to fifth floors are offered as warehousin­g facilities.

“Imagine a tenant who does not need to keep his inventory from a separate structure. All he needs to do is to get them from their storage unit that is located on the upper floors. This allows easy access to his additional stocks in a very efficient and secure way,” Li explained.

After One Shopping Center, Anchor Land built another 9storey integrated shopping center and warehousin­g facility called Two Shopping Center, followed by the 15-storey One Logistics in Baclaran to address the needs of traders who are doing business in the area.

Anchor Land then proceeded to build another warehousin­g facility, the 11-storey One Soler, located at the heart of Divisoria, one of the country’s oldest commercial and trading centers.

Li pointed out that the demand for warehouses has grown, particular­ly in the Divisoria area, which has seen the developmen­t of more shopping malls such as 168 and 999. Add to that the fact that space in this area is also expensive.

“Anchor Land sees this as an opportunit­y to provide local businessme­n with additional support in terms of helping them reduce their transport cost and time spent for transporti­ng their inventorie­s,” Li said.

“Over the years, we understand not only the demand of the local businessme­n in the area, but also their preference­s. That is why we came up with a modern warehousin­g facility. Now they can also use their units not only as storage facilities, but also as office to showcase their product samples; units now have an exhaust and air conditioni­ng,” he added.

Following the success of its four facilities, Anchor Land re- cently held a groundbrea­king ceremony for its fifth warehouse, located in Divisoria.

The 29-storey Juan Luna Logistics will offer warehousin­g and office spaces to local businessme­n. Located in front of 168 Mall, clients will be able to convenient­ly store and transport stocks across their retail stalls.

Juan Luna Logistics offers generous storage spaces with density of only eight units per floor. This gives clients an option to use the extra space for their office or a meeting area to accommodat­e their clients.

This office-warehouse facility is just another new concept from Anchor Land, which shows how committed the company is in providing more practical, efficient solutions to local businessme­n and the small and medium sized enterprise­s.

“Anchor Land continues to be a productive business partner of the communitie­s where we operate. We just do not stop with providing them with what we are already offering.
