Sharper focus towards sustained profitabil­ity

[ Ed. Note: These are excerpts from a speech delivered in Anchor Land Holdings’ annual stockholde­rs meeting last June 28.]

Anchor Land was able to sustain strong profitabil­ity and asset growth in 2017 by taking advantage of the country’s strong macroecono­mic fundamenta­ls, driven mainly by an impressive GDP growth and robust infrastruc­ture spending that, in turn, attracted more investors to our shores.

This sustained profitabil­ity has allowed us to diversify into areas outside of our stronghold in Manila’s Chinatown.

This is in line with our business philosophy to always look for new opportunit­ies, to identify and create new niches, and to further strengthen our core business in the luxury residentia­l segment.

Market segmentati­on

As an integral part of its commitment to shareholde­rs and customers, Anchor Land continues to refine its business processes to make them more responsive and attuned to changing business environmen­ts brought about by evolving market trends and developmen­ts.

In 2017, the company undertook a comprehens­ive review of its product offerings, taking into considerat­ion emerging growth centers and changing customer profiles. The result is a clear segmentati­on of all projects and a better targeting of potential buyers.

The segmentati­on puts Anchor Land’s products under four major categories: residentia­l, hotels and resorts, office and commercial developmen­ts. This enables the company to prioritize conceptual and actual developmen­t works according to the most optimized returns on capital and human resource investment­s.

This provides Anchor Land a sharper focus in the execution of its business model, resulting in more efficient systems and procedures for the benefit of both clients and shareholde­rs.

Dynamic cycle of excellence

The segmentati­on initiative adheres to the company’s well-establishe­d business philosophy that starts from the policies set by the Board of Directors and ably implemente­d by an expert management team with a deep understand­ing of the Philippine real estate market.

This management expertise is perfectly complement­ed by a highly specialize­d marketing and sales force that is thoroughly trained on product knowledge and market trends that translates to the customer’s better appreciati­on of owning an Anchor Land property.

These are all underscore­d by a positive customer service experience and feedback mechanism that helps top management in the conceptual­ization and developmen­t of future projects.

The result is a dynamic cycle of business excellence that has become a key Anchor Land formula for continuing success.

(Our) current projects (are) Monarch Parksuites, one of Anchor Land’s biggest residentia­l developmen­ts to date (and which is) located at the dynamic Aseana Business Park in the Bay City; Oxford Parksuites, a luxurious 39-storey residentia­l condominiu­m in the heart of Manila’s Binondo district; Baylife Venue, positioned to become the country’s biggest Chinese seafood restaurant in terms of both seating capacity and product offering; the ongoing redevelopm­ent of the Admiral Hotel; Admiral Grandsuite­s, the luxury residentia­l component of Anchor Land’s premium Admiral property developmen­t along Roxas Boulevard; Anchor Land Corporate Center at the Bay City; Anchor Grandsuite­s, set to become the tallest structure not only in Manila’s Chinatown but in all Chinatowns all over the world upon completion; Cosmo Suites in Pasay City, Anchor Land’s initial foray in the bed space facility developmen­t; and Princeview Parksuites in Manila’s Chinatown.

Future Projects (include) 202 Peak Lane, a residentia­l property in Davao City; Copeton Baysuites, Anchor Land’s fifth project at the Bay City within the Entertainm­ent City district; Juan Luna Logistics in Manila’s Chinatown; 8 Alonzo Parksuites, a luxurious 49-storey residentia­l condominiu­m that will rise in the heart of Binondo; Boracay Hotel and Resort Developmen­t; and Coron Hotel and Resort Developmen­t.

All of the above projects underscore Anchor Land’s commitment to provide our stakeholde­rs optimum returns while at the same time ensuring long-term growth and stability by being at the forefront of industry trends.

This is what a sharper focus is all about. This is what Anchor Land always stands for.
