A VIRTUOUS UPWARD CYCLE

Infrastruc­ture has always been and will always be one of the major elements in any successful real estate developmen­t, noted Noli D. Hernandez, executive vice president for sales and marketing of Megaworld.

At times, infrastruc­ture, especially if it has to do with access and connectivi­ty, can determine the viability of a project.

“In the case of Northwin Global City for example, the fact that it’s bounded on sides by major artertwo ies of Luzon (North Luzon Expressway and McArthur Highway) and bisected by the Manila-Clark Railway (with a station right within the township itself), and its proximity to the upcoming new Manila Internatio­nal Airport speak volumes about the project’s strategic location and its future prospects,” he said.

While the impact of infrastruc­ture on any particular developmen­t not easy to quantiis fy, it is not uncommon for property values to double or triple in a few short years. This becomes more in masterevid­ent communipla­nned ties because of economies of scale and first-mover advantage.

“The Megaworld story illustrate­s this quite clearly. Because of the size of its scale and vision, it is able to build its own communitie­s which in turn, merit big enough infrastruc­ture that further attracts more people and businesses to its communitie­s. In turn these further merit more infrastruc­ture in a virtuous upward cycle, while massively rewarding initial buyers and invesits tors,” he explained. Hernandez however out that the panpointed has seriously threatdemi­c ened that upward cycle. As tried and tested formuthe of the past may no lonlas ger suffice, there is a need to undertake more and better innovation­s and “greenovati­on” so communitie­s may prosper with more vibrancy.
