DEVELOPER GAINS ADVANTAGE FROM INFRA

- By Din M. Villafuerte @dinmveeINQ

One question that is often asked when one is scouting for a home in the metro is “how far is it from Edsa?”

Especially for those who do not drive and rely solely on public transport, ride-sharing services and walking, we are immediately sold when an apartment is well within walking distance of the main road. It saves us time and money to be located where we can easily hail a cab, or go to the MRT station or a bus stop. We feel like we won the lottery when we chance upon a home that’s near a major thoroughfare.

To quote Inquirer Property writer Ar. Vittoria Mawis-Aliston, “infrastructure projects pay.” Mawis-Aliston said having better facilities benefits residents, workers and companies as it means more opportunities.

The creation and improvement of transportation networks and utility lines work to the advantage of the people.

Well-connected estate

It used to be the site of the Rizal Provincial Capitol but given that it is nestled on the corner of Meralco Avenue and Shaw Boulevard, both major roads, Capitol Commons is now one thriving mixed-use development. Who knew that this once unassuming area across Barangay Kapitolyo would be the site of posh residential high rises, offices that house international firms and a myriad of shopping and dining options?

Now that the BGC-Ortigas Link Bridge is fully open to motorists, one can only guess how much more Capitol Commons—and Ortigas Center— can gain from being easily connected to another business hub, Bonifacio Global City.

Smoother commute

Another project that promises a smoother commute around Metro Manila is the MRT-4. The railway project is set to begin in 2023 and will have stops in Bonny Serrano, Greenhills, Edsa, Meralco, Tiendesitas, Rosario, St. Joseph, Cainta, San Juan, Tikling and Manila East Road.

One community that is sure to benefit is Ortigas East. As it is, being bounded by C-5 Road, Julia Vargas Avenue and Ortigas Avenue, residents and locators in this 16-ha development have the advantage of convenience. Add that to being part of an eco-efficient, connected community where people can easily move about.

More opportunities

It has always been Metro Manila’s premier shopping destination whether you’re a balikbayan in search of souvenirs or a student looking to update a wardrobe on a budget. Greenhills Center continues to evolve and expand, from shopping and dining choices to offerings of residential and office spaces.

Its proximity to both the MRT-3 and the future MRT-4 certainly helps in driving more people to the area which, of course, translates to more business opportunities to Greenhills Center’s locators.

Human-grade infra

As many Ortigas Land developments are set to benefit from the government’s infrastructure projects, the trusted property developer is quick to do its part where safety of people is concerned.

Aligning with Pasig City’s push for “human-grade infrastructure for human safety,” Capitol Commons now includes a pedestrian- and bike-friendly Kapitolyo Intersection.

Today, pedestrians, cyclists and motorists no longer have to worry about safety as pedestrian crosswalks, safety islands and bike boxes have been introduced throughout Capitol Commons and Barangay Kapitolyo.
