Ayala Land targets to jumpstart the commercial activities in the area with a small retail developmen­t. Eventually, there are plans to integrate some of its brands within the developmen­t, according to Teodoro.

“The first phase (of developmen­t) is about 21 ha, (including) the 5-ha City Hall and 2-ha Lipa

Trading Center. So roughly 15 ha were allocated for the commercial lot project,” Teodoro said.

Currently, commercial lots and developmen­ts are already being offered to prospectiv­e investors. Sizes of these lots range from 500 sqm to 1,000 sqm, with a starting price of P60,000 per sqm.

What further makes Areza attractive to prospectiv­e locators is the fact that it’s strategica­lly located near key infrastruc­ture projects, ensuring better accessibil­ity. This estate is near the recently opened Manila-Batangas bypass road and the planned diversion road connecting Balete Road to Mataas na Kahoy, and the STAR tollway.

“Our experience in developing Makati, Bonifacio Global City, Ayala Alabang, Cebu Business Park instilled in us, valuable lessons that guide us as we develop Areza, the new downtown of Lipa City,” Dy said. “We hope to continue our legacy of building master planned sustainabl­e estates that uplift and enrich lives for more Filipinos and reinforces our commitment to nation building.”

Ayala Land started expanding South of Manila in 1972 with Ayala Alabang. In 1989, realizing the opportunit­ies in the manufactur­ing industry, it developed the Laguna Techno Park. In 2009, the company launched the Nuvali eco-city in Laguna, a showcase of sustainabl­e developmen­t and its largest estate to date.
