AYALA LAND INTRODUCES NEW 83-HA CROSSROADS ESTATE
Making good on its commitment to help spur growth outside the metro, leading property developer Ayala Land Inc. (ALI) on Dec. 15 broke ground for Crossroads, a new estate rising in Plaridel town, Bulacan.
“With the vision of enhancing land and enriching lives for more Filipinos, Ayala Land continues to expand aggressively in various geographies in the Philippines. And now, we add our presence here in Bulacan,” said ALI president Bernard Vincent O. Dy in his remarks during the groundbreaking ceremony.
INTEGRATED COMMERCIAL, LIFESTYLE DISTRICT
The 83-ha Crossroads, set to rise in a first class municipality that is well connected to Metro Manila and other key locations in Central Luzon, is ALI’s 49th estate. Similar to other ALI estates, it is envisioned to be a masterplanned development with a mix of retail, office and residential components.
ALI will invest an initial P5.2 billion to build the project’s commercial wing within the next five years. The residential aspect will bring in a range of brands servicing diverse segments, including Alveo, Avida and Amaia.
Also part of the plan is to build support facilities like a multimodal transport terminal ensuring convenience for residents. Big on sustainability, ALI
will likewise integrate greenery, pedestrian-friendly spaces, plus disaster- and climate-resilient features within the estate.
While this is already the second Ayala estate in Bulacan, Dy
noted that “Crossroads will be the first integrated commercial and lifestyle district by Ayala Land to cater to the growing needs of the industries and the communities within and around.”
ACCESSIBILITY
Major roads run through Plaridel, making it a key gateway to northern Metro Manila and growth hubs in Central Luince,
zon like Malolos, Cabanatuan and San Fernando.
Crossroads, which actually gets its name from its accessibility, directly benefits from that. Situated at the junction of the Plaridel Bypass and Access Roads, it is 4 km away from the Balagtas Exit of North Luzon Expressway, making it an hour away from Quezon City, as well as the cities of Angeles and San Fernando in Pampanga.
The developer also anticipates an economic boom in the area as big-ticket projects take shape in the province, said Ayala Land Estates’ group head Robert Lao, in a speech.
“Over the last couple of years, investments both by the government ... and the private sector have undoubtedly pushed economic activity towards Central Luzon,” he said.
Some of these projects include the New Manila International Airport in Bulakan town, an MRT line that will end in San Jose Del Monte in Bulacan prov
and a railway system from Manila to Clark in Pampanga. The estate is a 20-minute drive to the PNR Balagtas Station and under an hour away from the new airport.
Crossroads is thus set to be “the newest commercial node of Central Bulacan and the rest of the region’s growth corridor,” Lao declared.
PROMISING PARTNERSHIP
Plaridel Mayor Jocell Vistan-Casaje happily welcomed Crossroads, calling ALI’s entry “a promising partnership that ... will steer our town’s improvement vigorously and support us in reaching our goal for sustainable development” through job opportunities and tax revenues, among others.
This perfectly aligns with ALI’s values.
“Our vision is to open up new investments, new commercial developments that can provide convenience and opportunities for all,” Dy added.
