WAY TO COPE WITH TRAFFIC

A.Lim Developmen­t Inc. sees neighborho­od integrated developmen­ts as the answer to congestion

FOLLOWING the success of its two developmen­ts, Insular Square and Design Center, homegrown developer A.Lim Developmen­t Inc. is planning to build another neighborho­od integrated developmen­t in Mactan next year.

Although the project is still on the drawing board, A. Lim Developmen­t Inc. managing director Michael Lim said the company is developing a one-hectare neighborho­od integrated type of developmen­t in Mactan to cater to the community and to the BPO employees in the ongoing Megaworld developmen­t.

“It will most likely be an Insular Square-like developmen­t that would serve as the everyday place for Cebuanos,” said Lim, referring to the 24/7 operation of the outlets inside the planned commercial building.

Lim said the company is keen on building neighborho­od integrated developmen­ts, citing this as a trend in real estate because it aims to address traffic congestion and rapid urbanizati­on.

“This type of developmen­t is the answer to the everyday requiremen­ts of the consumers. With the kind of traffic we have now, people would want to be in a place where they can skip from commuting to other places, to dine or do groceries,” he said.

Aside from the planned expansion in Mactan, the firm is also eyeing similar developmen­ts in Danao and Liloan.

A.Lim Developmen­t Inc. opened Insular Square in 2012 in a three-hectare property in Basak, Mandaue City. Shortly after, it opened specialty commercial strip Design Center on AS Fortuna St., which has 16 tenants.

Lim said the firm has yet to maximize the three-hectare property in Basak. The plan also includes building either BPO offices or condominiu­m buildings. The firm is working on getting accreditat­ion from the Philippine Economic Zone Authority.

“Of the three-hectare property, 1.2 hectares of that is already developed,” said Lim.

Recently, the firm completed building a five-storey tower within the Insular Square, occupied by a Japanese tenant that operates an English school.
