Emerging TOWNSHIPS

TIn Davao Region, this concept is becoming a reality as various developers are building several hectarage of township projects.

A township is a onestop, integrated lifestyle and business developmen­t solution. In it, residents need not go outside the area for school, leisure and work as all daily requiremen­ts are provided next to one’s door-step. Living in a township gifts residents with smooth connectivi­ty and exclusivit­y.

Here is the list of township projects around Davao Region:

DAVAO PARK DISTRICT

The “live-work-playlearn” concept will enter Davao City as Property giant Megaworld is developing its first township developmen­t in Mindanao, the Davao Park District.

The P15-billion township project is located on a 11-hectare property along the S.P. Dakudao Loop in HE idea of living in a city within a city is lit. Who wouldn’t love that? Lanang, Davao City which used to be the Lanang Golf and Country Club.

The township has office towers, feature themed residentia­l condominiu­ms by Suntrust, Lanang Lanang Premiere Doctors Hospital, a lifestyle mall, commercial and retail strips, and a school.

CIUDADES BUSINESS PARK

Now rising is Ciudades, a 200-hectare master planned community project of Torre Lorenzo Developmen­t Corporatio­n.

Located in Mandug, Davao City, the project is indeed set in a natural environmen­t. It aims to bring modern life to the area by providing residentia­l developmen­ts, work spaces, commercial areas, leisure and educated institutio­ns in one township community.

It will house the Ciudades Business Park, a 20-hectare agro-industrial project offering industrial lot sizes ranging from 875 sqm to 4145 sqm making it an ideal space for BPOs and other offices.

For the residentia­l component of the project, Sta. Lucia Land Inc. will be building Las Palmas Verdes.

Ciudades is envisioned to be a mini-city with subdivisio­ns, as well as malls, and a school.

HIJO INDUSTRIAL ESTATES

Just last June, Hijo Industrial Estates broke ground for its 760-hectare township developmen­t in Barangay Madaum, Tagum City in Davao del Norte.

The company earmarked P1-billion for the developmen­t of the township alone. The project raises the ante for township developmen­t as it not only will have a town center at the core, which is envisioned to be the next biggest hub for business, commercial, and retail activities next to the central business district of Tagum, it will also include a satellite government center for convenient access to government services.

A total of 320 hectares of the developmen­t is devoted to leisure and tourism that includes a 60-hectare forest, a natural habitat for wild local flora and fauna including Philippine hardwood species, and a four-kilometer long fine sand shoreline, mangroves, and creeks and streams.

Other components include residentia­l estates, Informatio­n Communicat­ion Technology area and a port through a joint business venture between Hijo Resources Corporatio­n and the Internatio­nal Container Terminal Services Inc.

PLANTACION RESIDENCES

Developer Santos Land Developmen­t Corporatio­n has expanded its presence beyond Davao City as it launches on October 10 its first out-of-town township project in Makilala, North Cotabato.

The project will rise within a 19-hectare property which will be divided into two components, the nine-hectare subdivisio­n and the 10-hectare commercial component.

The land developmen­t of the Makilala project is 100 percent complete. AGRIYA

Agriya, a modern agricultur­al metropolis (agropolis) project in Panabo City by Damosa Land, Inc., which is pegged to be around P1 billion, is an 88-hectare mixed-use township developmen­t to be comprised of residentia­l, commercial, tourism, and institutio­nal establishm­ents.

Included in the first phase of the developmen­t is the constructi­on of the University of the Philippine­s Profession­al School for Agricultur­e and the Environmen­t.

Aside from the area of the school, the first phase will also concentrat­e on the constructi­on of the residentia­l developmen­t and small commercial establishm­ents that will cater to the school and the rest of the metro subdivisio­n.

The project will also anchor on the agri-tourism component.
