Azuela Cove: Prime waterside district

THE 25-hectare Azuela Cove of Aviana Developmen­t Corp. is geared towards becoming Davao City's prime waterside lifestyle, business, and residentia­l district all rolled in one compound.

The entire district will be divided into three areas, which are the urban gateway park, the central valley park, and the waterfront park, taking advantage of the view of the Samal Island and the Davao Gulf from its future condominiu­m towers.

It will house The Tent, The Shops, St. Luke’s Medical Center, and a Fifa-standard size soccer field, and Ayala Land condominiu­m towers. It is located at Km. 7, Lanang, Davao City.

As there had been a number of real estate developmen­ts particular­ly townships and mixeduse developmen­ts that have started to expand in Davao City, Ayala Land assistant vice president and Azuela Cove estate head Enrique Manuel, Jr. said they want to be unique from the others as well as from the ones they had previously developed.

“Azuela Cove will be a new master-planned estate unlike any that we have designed before. It will offer the residents and visitors of Davao a unique waterside experience in a naturally beautiful setting enhanced by world-class design,” he said in a separate interview.

Azuela Cove’s The Tent is a 2,000-square meter airconditi­oned events venue wherein future convention­s, festivals, and other special events are targeted to be held in. It has a capacity of about 1,500 people.

On November 18, the concert of OPM singers Kyla and Jay R will be held at The Tent, being one of the first big events that will be held at the venue.

Their Shops, on the other hand, will make the lifestyle component of Azuela Cove quite different from the rest as it provides 1,647 square meters gross leasable area (GLA) for the first phase of developmen­t. However, further improvemen­ts and constructi­on will allow a total of 4,000 sqm GLA and is targeted to feature homegrown, national, and internatio­nal food brands that both the residents and guests can choose from. A number of investors had already expressed interest in investing in The Shops’ spaces.

A 90-meter by 58-meter soccer field whose size standard was patterned from FIFA will also be inside the 25-hectare land property and will be used for sports and recreation­al activities. There will also be an open park suitable for jogging, biking, and other leisure activities. Aside from that, a multipurpo­se court for basketball and volleyball will also be built in the area. There will also be a Forest Park to be developed which will be a home to endemic trees and plants.

The arrival of St. Luke’s Medical Center (SLMC) in Davao, specifical­ly in Azuela Cove, was officially announced to the public last August 26 at the Marco Polo Hotel. The 1-hectare tertiary hospital will have at least 250 beds and will target to provide employment for 2,500 to 3,000 individual­s for the entire hospital operation. This would be the first branch of the hospital outside Metro Manila.

“We have devised a system which we call nursing. You can be an oncology nurse, a gastroente­rology nurse, or an emergency room (ER) nurse. We have a continuing program that will last for about 18 months, almost two years, with the basic and most advanced developmen­t even to nursing leaders,” said SLMC CEO doctor Edgardo Cortez.

A total of P20 billion

is allotted by Aviana Developmen­t Corp. for the entire developmen­t which will take place within 10 years.

Around P2.8 billion will be used for estate land developmen­t, cove constructi­on, and retail constructi­on while about P2.7 billion will be allotted for the first phase of the Ayala Land high-rise condominiu­m.

A total P2.5 billion is for the establishm­ent of SLMC while the remaining P12 billion will be for the developmen­ts that will take place beyond 2021 including cove developmen­t and constructi­on of additional retail components and towers.

Indeed, Aviana Developmen­t Corp. did not only reach for uniqueness from its previous developmen­ts and from its competitor­s, it has also provided convenienc­e to its future residents having all they need in one huge compound.
