AppleOne: Transformi­ng Cebu's urban living experience

Real estate developmen­ts are continuous­ly mushroomin­g in Metro Cebu, a clear indication that industry leaders are optimistic about Cebu's property market.

Because of the inherent competitio­n that comes with the increasing developmen­ts, selling real estate products have also become more challengin­g.

AppleOne Properties Inc, a Cebu-based developer, believes that venturing into a unique concept for a project can make it more saleable and attractive to buyers.

Yvet Andalis, AppleOne's executive vice president, explained that this is exactly what the company has done for its AppleOne Banawa Heights project, which is inspired by the San Francisco Bay Area's Pacific Heights.

"We have specifical­ly used the world renowned landmark San Francisco Bay Area that would capture the market," Andalis said.

The company executive added that the residentia­l project, which started constructi­on last year and will be completed in 10 years, will feature three different residentia­l concepts - the Mansionett­es, the Villas and the Towers. The 2.8-hectare residentia­l developmen­t located in Banawa, Cebu City is aimed at transformi­ng the urban living experience in Cebu City.

"We merged the concept of old school a gated subdivisio­n - and condominiu­ms in one residentia­l area," she shared.

The project was started after the success of its mixed-use developmen­t, the AppleOne Tower in Cebu Business Park.

DEMAND

Andalis pointed out that demand in the residentia­l market is considerab­ly high, saying the demand mainly comes from starting families, retirees, investors and Filipinos who are living abroad but are seeking for properties here. In fact, according to Andalis, the company has had several road shows overseas to promote Cebu's property market to Filipino profession­als working in other countries.

The official also shared that the company has sold about 80 percent of the units in Banawa Heights, demonstrat­ing the fast takeup of the company's second project. Andalis attributes the quick pre-selling of the units to the trust that buyers have placed on the company. They have always been known to turn-over units on time and to deliver what has been promised to buyers.

The developers of AppleOne Properties have been in the real estate developmen­t business for about 20 years now, counting the early projects done by its several subsidiary companies. The company owns Brickwall Constructi­on and Developmen­t Corp, Golden Bee Internatio­nal and Sunsky Developmen­t Corp.
