Alviera takes off on a high note

An evening of music, great food, and lots to be thankful for set the tone for the launch of Alviera, Ayala Land, Inc.’ s (ALI) newest estate in partnershi­p with Leonio Land. Invited guests as well as members of the media were treated to a lovely night of music wherein top Filipino artists Martin Nievera and Regine Velasquez- Alcasid, together with The Voice Kids Philippine­s winners, serenaded the crowd with beautiful melodies. This is complement­ed by a generous spread of Kapampanga­n cocktails for a sure feast of delight.

Alviera’s launch marks an important milestone especially in terms of progress and developmen­t in Pampanga and in the whole of Central Luzon. By building on what is currently marginally productive land in Porac, ALI is expected to bring more economic opportunit­ies to the people in the area.

“This is indeed another big commitment for Ayala Land—not just in peso terms, not just in terms of number of residentia­l units that we will construct, or the size of commercial area we will build. All that will follow. Foremost, it is about taking a position in a whole new region of our country that has the potential to drive national progress,” said Bobby Dy, President and CEO of Ayala Land at the formal launch of Alviera.

What is notable about Ayala Land’s philosophy of developmen­t is that it espouses inclusive growth so that everyone has a fair chance of partaking in the benefits of progress. At Alviera, the involvemen­t of the Aetas, who are native dwellers of the place, has been considered so that the developmen­t will not solely be a center of progress, but also “a place of convergenc­e for community and culture.” To highlight this fact, Aeta community performers joined well-known Filipino musical artists during the unveiling ceremony.

STRATEGICA­LLY LOCATED TO MAXIMIZE ON BUSINESS OPPORTUNIT­IES

The 1,100-hectare property is the first masterplan­ned estate in Central Luzon and is expected to provide economic opportunit­ies for residents in the region. The first phase of the developmen­t will consist of the Alviera Industrial Park, three residentia­l communitie­s, two educationa­l institutio­ns, and the Alviera Country Club. All are set for completion within two to five years.

Certainly, the spaciousne­ss of Alviera is particular­ly attractive at this time when Metro Manila is beset with problems that go handin-hand with overpopula­tion and increasing­ly congested thoroughfa­res. For those who need to go to the big city however, Alviera is only an hour and a half away from TriNoma in Quezon City.

In addition, the good news for those who travel to Northern Luzon is that Alviera will just be two hours away from La Union and 2.5 hours away from Baguio upon completion of the TarlacPang­asinan- La Union Expressway ( TPLEX). Moreover, Alviera’s proximity to an airport (in Clark) and seaport (Subic) allows for more local and internatio­nal growth opportunit­ies. Thus, to say that “the developmen­t is envisioned to catapult Porac as the new growth center of Central Luzon and a major hub for commercial and business activity” is realistic because of the property’s strategic location and accessibil­ity via NLEX and SCTEX. Even now, Alviera brings more opportunit­ies for employment to residents of surroundin­g areas. An estimated 5,000 new jobs will be generated as the first phase of developmen­t commences.

For business owners, Alviera Industrial Park will be an ideal site. The PEZAregist­ered industrial park will stand on 30-hectares of land right at the entrance of the developmen­t. It will cater to non-polluting light industries with 16 industrial lots available ranging from 1 to 1.5 hectares in area. In addition, the industrial park will have standard-factory buildings in customizab­le sizes for lease. To date, local manufactur­ers with export products have already shown interest while Korean and Taiwanese manufactur­ers are also being attracted as locators.

ESPOUSING THE “LIVE-WORK-PLAY” CONCEPT OF PROPERTY DEVELOPMEN­T

As a mixed- used developmen­t that will espouse the live-work-play concept, Alviera will be home to all three ALI residentia­l brands (Ayala Land Premier, Alveo Land, and Avida Land). Ayala Land Premier will create a new genteel community in Pampanga akin to Forbes Park with 1,000 sqm lot sizes; Alveo Land will cater to the upwardly mobile young families and will be located near schools; while Avida Land will offer highly affordable house-and-lot packages. More than 1,500 residentia­l units will be developed for phase one and these will be up for sale by December this year.

Families with school- aged children who are thinking to invest and relocate will be interested to note that Holy Angel University ( HAU) and Miriam College ( MC) will have sprawling campuses built within Alviera. HAU, Pampanga’s largest university, is known for its business and engineerin­g programs and will offer the same quality courses in Alviera and will also offer primary and secondary education. On the other hand, Miriam College is a progressiv­e school that is set to provide differenti­ated college courses with special focus in the creative fields.

SUPERIOR RECREATION­AL FACILITIES

While recreation­al facilities like a mall are in the pipeline, the first phase of developmen­t will also include the Alviera Country Club, which will be built on a six-hectare parcel of land within the developmen­t. Designed by award-winning architectu­ral firm Leandro V. Locsin Partners, Architects, it is envisioned as a facility where residents may be encouraged to get to know each other and develop a strong sense of community. The country club will have facilities for sports, games, relaxation, meetings and events, and three specialty restaurant­s. Club shares will be sold starting January 2015 and the country club is expected to be operationa­l by 2016.

A SEAMLESS MELDING OF NATURE AND URBAN DEVELOPMEN­T

In a nutshell, what makes Alviera distinct is its natural backdrop that allows it to offer a holistic living experience with a seamless collaborat­ion of urban developmen­t and nature.
