New SOM-designed building soon to rise in BGC

A new 32-story tower designed by top global architectu­ral firm Skidmore, Owings & Merrill LLP (SOM) will soon rise in Bonifacio Global City, according to property consultanc­y firm Leechiu Property Consultant­s (LPC).

The Curve is owned by Irmo Inc. and is co-developed by top firms Megawide Constructi­on Corp. and Suyen Corp. It joins the ranks of other renowned SOM buildings around the world such as the Burj Khalifa in Dubai, One World Trade Center in New York and Willis Tower in Chicago.

As the only PEZA- accredited space built for locators in 2017, The Curve is set to be complete by March 2017. The striking new landmark, which combines SOM's mastery of design and efficient, environmen­tfriendly features, is located on 3rd Ave. corner 32nd St.

"Being in the middle of a vibrant, cosmopolit­an business district like BGC, it is no longer enough to just build a simple building that can accommodat­e office and retail spaces. Design has become key in creating an impression. This is why the developers of The Curve have tapped the expertise of SOM's architects to create a new landmark that fuses top-class aesthetics and amenities," said LPC chief executive officer David Leechiu.

The building will feature streetfron­t retail shops, five levels of abovegrade parking, and over 24,000 square meters of leasable space.

The Curve is built with a ceiling height of 2.8 meters and will use a density of 6.5 square meters per workstatio­n. With these specificat­ions, office occupants will have more than enough space to move around which, according to some studies, increases work wellness and productivi­ty.

SOM also incorporat­ed sustainabi­lity technologi­es and passive energy- saving strategies in The Curve's overall workings and design, thus earning it a LEED Gold Certificat­ion. Such measures include low-iron insulated glazing units and low- emissivity materials, high- efficiency LED lighting, reduced water consumptio­n, and rain harvesting.

The Curve was also crafted to accommodat­e more parking spaces counting to over 300, and to encourage alternativ­e means of transporta­tion, including secure bicycle storage areas with showers and changing rooms, as well as reserved carpool-only parking.

With the specificat­ions of the building in mind, The Curve boasts a stunning combinatio­n of design and efficiency that reflects the needs of its tenants. The demand for office space within The Curve has rapidly gone up.
