Federal Land’s take on prime condo spots

Vertical residentia­l communitie­s remain in high demand in the country, indicating that more Filipinos are buying into the myriad of advantages of condo dwelling.

“A property’s location is still often the clincher in home buyers’ purchase decision. Hinged on location are numerous factors that greatly impact the quality of residents’ everyday lives and social environmen­ts,” said Pascual Garcia, president of Federal Land Inc., the property developmen­t arm of conglomera­te GT Capital Holdings.

He said a prime spot for a condominiu­m doesn’t strictly mean being in traditiona­l and popular urban settings.

“What makes for a prime or strategic location is its abilerty ity to add value to your way of life, complement­ing your personalit­y, needs, and aspiration­s,” he added.

Getting a condo is a lifedefini­ng moment for many, so when looking for a place to call home, Garcia shares some considerat­ions that one should look into.

What’s within your reach. While most developers promote that the location of their property puts residents “at the center of everything,” it is imperative that the establishm­ents and institutio­ns within your reach provide convenienc­es that are relevant to you and the way you want to live. For example, startup families would value living in a condo near schools, office spaces and leisure centers, while single, career-oriented millennial­s would emphasize proximity to commercial, lifestyle and entertainm­ent districts. Retirees, on the other hand, may look into the walkabilit­y of shopping, dining, financial and medical facilities.

Unique offerings. You can also draw from your specific interests, passions and aspiration in choosing a location for a condo. There’s much value in living in a neighborho­od that enables you to do the things you love.

Living in Binondo for instance, gives residents access to lower-priced commoditie­s with its proximity to bargain havens like Divisoria, Quiapo, and Chinatown. It also appeals to condo buyers who already have businesses in the area or those who want to leverage the opportunit­ies in this vibrant commercial hub. San Juan is also an ideal neighborho­od for avid shoppers with Greenhills offering about 2,000 stores of different items. Passionate golfers will likewise favor this location because there’s a golf club within the area, allowing them to tee off every chance they get without having to drive far.
