A green approach to industrial parks
An industrial park in Malvar, Batangas is offering cutting-edge green features on top of strategic access and state-of-the-art facilities that will allow foreign and local locators to hit the ground running while protecting and preserving the environment.
Light Industry & Science Park (LISP) IV is the sixth industrial park being developed by Science Park of the Philippines Inc. (SPPI), the pioneer in industrial estate development in the country. Spanning a total land area of 200 hectares intended for light manufacturing, it forms part of an integrated mixed-use property development called Malvar Cybergreen complemented with residential and commercial land use.
The industrial park was meticulously masterplanned by US-based Sasaki & Associates, renowned for their advocacy for environmental design and reputation for sustainable design excellence.
“LISP IV is touted to be the most environmentally forward thinking among our new generation of industrial parks and promises a balance of work and relaxation with efficient and sustainable land use. The philosophy throughout its entire design process was to protect and enhance the ecological integrity of the site,” SPPI chairman Guillermo Luchangco said.
To achieve this, Sasaki and SPPI innovated in harnessing the site’s tropical climate and unique hydrological conditions to come up with a truly green development and environment.
“We took into consideration the preservation of trees along the bank of the stream that runs through the property. Even the orientation of LISP IV’s lots was influenced by the direction of the sunlight and the seasonal wind patterns of amihan and habagat,” Luchangco added.
The park has a bicycle and jogging path by the creek and two viewing decks – one overlooking a carp-filled pond into which the clean effluent from the waste water treatment plant will be discharged and another overlooking a pond will feature domestic and migratory birds.
LISP IV features reliable power, its own power substation and water supply, worldclass telecommunications facilities, park security, and inhouse fire fighting equipment and crew, among others.
In consideration of climate change, it was designed to handle the worst recorded flooding in the area in a hundred years, utilizing natural storm water management to complement the carefully-engineered water retention and detention pond systems.
The industrial park affords its clients strategic access as it lies right alongside the Southern Tagalog Arterial Road expressway, linking it effortlessly to Metro Manila’s central business district and to the Batangas International Port, which is only 35 kilometers away.
SPPI is a known developer of innovative industrial estates and a member-company of the ICCP Group, a mid-sized conglomerate engaged in two broad lines of businesses— financial services and property development and management.
ICCP Group has been a pioneer of many green initiatives such as the 40-hectare forest reserve in the 360-hectare township of its real estate arm Pueblo de Oro Development Corp., constructing detention ponds to serve as a catch basin against flooding, and building a large drainage outfall to convey rainwater and storm water surges from its property development.
