MADEIRA BENEFITS FROM CHANGES TO GOLDEN VISA LAWS
New rules for the Golden Visas come into effect next year and will retain benefits for those investing in Madeira
As novas regras para os Vistos Gold entram vigor no próximo ano e mantêm benefícios para quem investe na Madeira
Contrary to what had been announced in December 2020, the changes proposed by the Portuguese government to the rules for granting residence permits for investment, better known as the Golden Visas, will only come into effect on January 1st, 2022.
This way, the market will have another year to adapt to the changes, as opposed to just six months since these rules would have come into effect this year, in July.
The changes determined by the Portuguese government dictate that in the real estate sector, only investments in residential properties in the Madeira and Azores archipelagos, and the interior regions of mainland Portugal will afford a Golden Visa. This way, Lisbon and Oporto, the two largest Portuguese cities, are left out of this framework.
To obtain a Golden Visa through an investment in the real estate sector in Madeira and Porto Santo it will be necessary to acquire an estate valued at a minimum of 500 thousand euros or 350 thousand euros, should it have been built over 30 years ago.
With an interesting offer in the premium sector, Madeira is one of the four subregions in which the average bank evaluation price is above the national average. In the Region, one square meter costs 1,334 euros, while the national average sits at 1,1174 euros.
Ao contrário do que foi anunciado em dezembro de 2020, as alterações propostas pelo governo português às regras da concessão de autorizações de residência para investimento, mais conhecidas por Vistos Gold, só entrarão em vigor no dia 1 de janeiro de 2022.
Desta forma, o mercado terá um ano para se adaptar às alterações em vez de seis meses, visto que as novas regras entrariam em vigor em julho deste ano.
As alterações determinadas pelo governo português estabelecem que no sector imobiliário apena investimentos em imóveis para habitação localizados nos arquipélagos da Madeira e dos Açores e em regiões do interior de Portugal Continental dará direito a Visto Gold. Desta forma, Lisboa e Porto, as duas maiores cidades portuguesas, ficarão de fora deste quadro.
Para obter um Visto Gold através de um investimento no sector imobiliário na Madeira ou no Porto Santo, será necessária a aquisição de um imóvel no valor mínimo de 500 mil euros ou de 350 mil euros no caso de ter sido construído há mais de 30 anos.
Com uma oferta interessante no sector premium, a Madeira é uma das quatro sub-regiões em que o preço mediano da avaliação bancária está acima da média nacional. Na Região, um metro quadrado custa 1.334 euros, enquanto a média nacional é de 1.174 euros.
