Three-bedder at Skysuites @ Anson on the market for $2.42 mil

A1,012 sq ft, three- bedroom unit at the luxury Skysuites @ Anson in District 2 will be offered for sale via auction by Edmund Tie on April 28. A bank sale, the unit has a guide price of $ 2.42 million ($ 2,391 psf). The property is a corner unit on the 61st floor with unblocked views of Sentosa island and the sea. The unit comprises an en suite master bedroom, two bedrooms and a common bathroom. It features an open concept kitchen and a living room with a balcony.

Skysuites @ Anson is a 99- year leasehold developmen­t located on Enggor Street in Tanjong Pagar. The 360-unit de

velopment by Allgreen Properties was completed in 2014. Situated in the CBD, the 71- storey residentia­l developmen­t features a mix of one- to three- bedroom units of 366 sq ft to 1,141 sq ft. Units on the higher floors have either a view of the CBD or Keppel Port Terminal, which is set for redevelopm­ent as part of the Greater Southern Waterfront. The 1,000ha site will be freed up following the relocation of the ports at Tanjong Pagar and Pasir Panjang to Tuas from 2025 and will be used for new mixed- use developmen­ts.

Most of the recent resale transactio­ns at Skysuites @ Anson have involved smaller units, like a 366 sq ft unit on the 43rd floor that was sold for $ 845,000 ($ 2,309 psf) on Feb 5.

On Nov 2, 2020, a 1,012 sq ft unit on the 69th floor was sold for $ 2.5 million ($ 2,479 psf). Before that, another 1,012 sq ft unit on the 69th floor changed hands for $ 2.93 million ($ 2,904 psf) in May 2018.

Based on data compiled by EdgeProp Singapore, the average asking prices for most of the available units at Skysuites @ Anson range from $ 2,160 psf to $ 2,480 psf. Rental units in the developmen­t saw an average monthly rent of about $ 6.70 psf and an indicative rental yield of 3.4%.

Skysuites @ Anson is close to Tanjong Pagar MRT Station on the East- West Line. The last phase of the Circle Line will see the completion of the Keppel, Cantonment and Prince Edward Road MRT Stations by 2025. The closest stop to the developmen­t will be the upcoming Prince Edward Road MRT Station on the Circle Line, to be located about 200m away.

The completion of the integrated Guoco Tower on Wallich Street in 2017 has helped revitalise the Tanjong Pagar area. Several projects are already in the pipeline, such as the redevelopm­ent of AXA Tower on Shenton Way and Fuji Xerox Towers on Anson Road as well as the upcoming preview of the new One Bernam mixed- use developmen­t. Other condominiu­ms in the area include Sky Everton on Everton Road, Icon on Gopeng Street and Altez, which is also located on Enggor Street.
